That is a direct quote from a Realtor I met on Friday.

When I asked him how much time he spent on Twitter before making that generalization he told me that he signed up, typed in what he was doing, and no one ever responded and he NEVER got any leads from Twitter.  So I guess it must be true!

The reality is that Social Networking (including Twitter) is the best tool to come along for Realtors since the Website.  Do you remember the agents who said, "I don't need a website, this Internet thing won't last"!  When those agents snubbed their noses at websites and the Internet, the early adopters got all the good URLs, established themselves with the Search Engines, and reaped the benefits of good search engine rankings while the nay-sayers played catch up. 

For those that don't know, Twitter is like a bull horn on steroids.  A tool you can use to get your message out to the entire world, and all this for free.  Caveat that by saying that I DO NOT recommend you use it as a bull horn, but I've already beat that horse dead in my blog post, How in the heck do you use Twitter for business?

For this post, I want to go in a different direction and address what everyone WANTS to know.  How has Twitter translated directly into dollars and opportunities?  Well, here it is, as a DIRECT RESULT of using Twitter, I have benefited in the following ways:

  • I have been featured not once, but twice in local newspapers.  This resulted in free publicity that I would otherwise never have received, and I have 2 new clients because of it. These clients will continue to use my services well into the future.
  • I am completely in touch with business & networking events in my area that I would otherwise have never known about.  I have made excellent business alliances and some darn good new friends at these events.  
  • I am completely in the loop with most technology seminars that are occurring around the country.  Some of the greatest minds in using New and Social Media are speaking in your backyard and you don't know it because they don't have to advertise.  They get large audiences by getting the word out in Social Networking circles.
  • I have been approached by several business owners to partner in new endeavors that I would have never had the opportunity to meet, if it had not been for Twitter. 
  • Some people I know have been invited to speak about Twitter on NPR, they have been featured in the Wall Street Journal, television shows, and the like.  All this publicity, and all of it free.
  • Can you put a value on friendship?  Think the concept of a "Tweet-up" (a place where Twitter users meet in real life) is ridiculous?  I have met some wonderful people at these Tweet-ups.  All very intelligent, and most of them business owners - all congregating for the purpose of networking and finding new ways to help each other be even more successful.  Yeah - that's stupid!  NOT!

So, to those of you who say, I don't have the time for Twitter, and Twitter is stupid - You are entitled to your opinion, but I have to tell you - there's a (social) revolution going on, and a fundamental shift in how we market to the masses, and you just might be missing it.  If you want to learn how to use Twitter for Business, check out my Twitter Made Easy for Business Video series by clicking here  BTW - it won't cost you anything either.

I would say that about Twitter. I DID check it out. I looked around a while, and could find NO mention of our area, no one from our area, so I decided it really wasn't worth the time. We can't do everything, and that looked unproductive given our small town. Might someone interested in moving to our town be on there? Yeah, but the sky might fall, too.

Steve - The favorite part of my Twitter workshops is finding the Twitter-hater in the group, and watching them open up to the possibilities by the end of the session...  It happens every time.  Show them how to use it effectively, and they're hooked! Steve.. I don't poo poo Twitter, just haven't found the necessary time to give it my best shot.  Yes, I should, but I am still trying to figure out how to do that.  ActiveRain takes up time, and so does actually working... Then through in taking care of a household, children (and everything that entails.. homework, sports, etc) there leaves very little time for anything else.

If you had to choose between Twitter and ActiveRain... which one for you is better?

Leslie - Prest Realty - I just did a Twitter search for Payson, AZ, using Tweetdeck.  More than a dozen different tweets filled the column.  Everything from someone having breakfast at the Knotty Pine, to another speaking at the Expedition Church. From one couple returning home to Payson after a vacation, to another who just got back from camping in Payson.  From a job listing for a pharmacist  to Community Health Systems looking to hire a registered nurse. 

You may not think it's worth your time, but it's not because there is no one in Payson listening.  Connecting with people in a small community may very well be more productive than trying to do it in a big city.

Hi Steve ~ I'm new to twitter with my 60 something followers, but I gotta say, I love it! We all want everything in a hurry these days and twitter delivers...Haven't totally figured out the business angle yet, but I figure I'm putting myself out there, I'll get noticed and at some point it will start paying off for me.

It's already paying off in the sense that I'm starting to develop relationships. (If you don't "get" twitter you won't understand that comment I know). Obviously long term I'm hoping it will also pay off in other ways.

Enjoyed the post. Hope you convert a few to appreciate twitter for the unique tool it is.

Steve - I completely agree with you!! These are some excellent points!  I started on twitter a little less than a year ago and started very slowly because I didn't really "get" it.  In the last several months it really started to click for me.  I have attended several tweetups, met (in person) some really great people and while I haven't officially gotten a lead from it, I am certain it will pay off.

Twitter is a huge tool to add to your business development plan. For one reason, to hear what people are saying about you or your company or your brand. You want to make sure that you are not getting bad PR out there. Another reason is you can connect with people that could want or need your services. You can use search.twitter for both these methods.

you are going to need to be there sooner or later, you might as well be there now. If it helps to have this perspective, twitter is AKA a micro-blogging platform. micro-blogging is growing much faster than blogging. You might want to evaluate how much time you spend "blogging" and start using that time "micro-blogging".

But if you don't plan on being in business 3 years from now. don't worry about it.

I agree that keeping up with all of these social networking sites can be a major pain in the ass, however it seems to be a necessary evil in these times of high tech marketing techniques. I try to take advantage of every free media source out there, but between Facebook, Linkedin, MySpace, etc, etc, there are just not enough hours in our 14 to 16 hour days to do it all. If I get a sale off of any of these free sites, it is gravy compared to some of the other marketing efforts which we invest big bucks in.

I think its a matter of what works for some doesn't always work for others.  The other issue of course is whether Twitter is really popular in your area. Also, if your primary consumer is a boomer - they are less likely to be found on Twitter than a Gen X/Y consumer.  I do tweet, though not extensively and am thinking of ramping that up.  But I don't cold call and I don't knock doors.  That doesn't mean that these things don't WORK...they do for those who practice them.  No one should be saying that Twitter - or any other method of self-promotion doesn't work.

Hi Steve - Your Twitter story reminds me of a friend who is not the world's best housekeeper.  I bought her a selection of what I consider the best cleaning products in a handy carry case for her new home. Two weeks later I went to her house and it was obvious that she hadn't cleaned. 

I asked her how she liked the products and she complained to me that this stuff didn't work.  About a week later I was there and noticed that she still hadn't even broken the seals on any of the bottles.

Moral:  Nothing works if you won't use it!

Wow, I am humbled and overwhelmed by the response this post has generated. 

Obviously there will always be two (or more) sides to every discussion.  I appreciate everybody's input and I respect the opinions of those that disagree with me on the whole social media front.  The reason I am so passionate about social media is because housing statistics say that baby boomers have (on average) 1 buying cycle left; Gen X-rs have (on average) 6 buying cycles left; and Gen Y-rs have (on average) 7 buying cycles left.  If you compile that with the fact that Gen Y-rs spend (on average) over 3 hours a day on the Internet and these social networks,  that alone is why I encourage Realtors to be on these networks.  And to be on these networks to ENGAGE these younger generations, and not strictly to SELL to them.

The "Not enough time" dilemma is the single most cited reason people do not embrace new technology.  To those people, I ask to consider this:  According to The Nielsen Company, the average American watches 153 hours of television per month (guess what that is per day)! 

When I teach classes on social media, I ask them, "Does Big Brother, or 2 hours of The Biggest Loser really need to consume 100% of your attention"?  The answer is overwhelmingly NO.  That's when I tell agents to grab their laptop (or better yet, their iPhone or Blackberry) and do their social networking in front of the TV.  See - no time lost!

That was a great post...so many realtors/agents are new to social networking, and they just don't quite get it.  Many agents have told me that they aren't involved with networks like Twitter and Facebook, because they either think it's only for young people, or they just don't have the time.

Social Networking is growing exponentially everyday, and that's why we built our platform, www.eHomePost.com   We let agents post to Twitter, Facebook, and MySpace all with only one entry...then to enhance and keep their presence consistent, we place other updates for them everyday. 

Agents that don't jump in the game now are just plain crazy, because social networking is nothing short of the second coming of the internet...like it or not, it's time to sink or swim, and make your presence known.

As far as being just for kids, the largest growing demographic getting involved in social networking is 35 years and older...talk about a prime target for potential home buyers and sellers....

I had been using Twitter without much success until I found TweetDeck.  It's a great application that keeps track of your direct messages, mentions, and all friend tweets.  I've expanded my own followings so I get news feeds from CNN and WSJ as well as NAR. 

I also use Twitter to tell my followers when I've updated my AR blog, and I'm getting more followers because of it!  Is it money yet?  No, but it's marketing and that will translate into dollars. I'm patient.

Oh, and I'm in a small town with few local users -- yet -- although the Mayor, the newspaper Publisher, and other prominent local citizens are all following me.  Does that matter?

I have a Twitter account and several times over the course of a day check in and tweet if I have something to say or comment on a tweet.  However, I am still not able to love this venue but I want to.  Maybe it is those I choose to follow. I am picky. I get LOTS of - ahem - porn sounding folks wanting to follow me. I don't know why or where they come from but I delete them asap.  The others are mostly fellow REALTORS or somehow connected to the real estate business, or just businesses or individuals that I know that I think would be beneficial to my business.  I don't have many family or close friends on Twitter. I save that for my personal FaceBook account. For those I do have, most of what I see is just chatter between a few that seems more like a personal chat room. Maybe it is because the tweets are limited in characters, but I feel very "left out" of these tweets, like there is some secret going on that the rest of us are not priviledged to be in on.  When I tweet, I want everyone to feel as if I am tweeting to them and not just one individual.  Maybe I just need more followers because I would love to make this work for me.

I have a Twitter account and several times over the course of a day check in and tweet if I have something to say or comment on a tweet.  However, I am still not able to love this venue but I want to.  Maybe it is those I choose to follow. I am picky. I get LOTS of - ahem - porn sounding folks wanting to follow me. I don't know why or where they come from but I delete them asap.  The others are mostly fellow REALTORS or somehow connected to the real estate business, or just businesses or individuals that I know that I think would be beneficial to my business.  I don't have many family or close friends on Twitter. I save that for my personal FaceBook account. For those I do have, most of what I see is just chatter between a few that seems more like a personal chat room. Build it and they will come - never worked - however. Adopt early and be ahead of the game - Yeppers on that one, sure, I have been down a couple of roads that led nowhere - which is why you don't bet the barn on one horse.

Twitter is one of many tools we have. Do I think i tis the best one, no. Sure there will be people for whom it worked great. But the same can be said of the lottery. I strongly believe that for most, other uses of the internet will prove more profit-producing than Twitter or FaceBook. But to each his own.

I'm glad I found this post.  Just finished my e-PRO, and prior to that had very negative feelings about Twitter (yet I had never been on the site before).  I just couldn't see how it can do anything but eat up your time.  I think I am wrong.  I can see from this post and all the great replies, that I have to find a way to incorporate Twitter to my marketing plan.

Twitter is a great tool but you have to work it correctly and not be a one time tweeter or a twitty spammer. You hit it straight on that it's about the relationships and the sharing of information. Great post.

I find it dificult balancing the workload, but I always do my best to find minimum 30min for social networking sites. It is the future now.

I use twitter all of the time and I can honestly say that 75% of my clients come from this social networking site.  If you don't use it, then you are missing out on a big window of opportunity!  It's not about who responds to you.  You have to get on there and connect with people.  You have to not be about business all of the time.  You need to follow people, your news media.  I live in Columbus, Ohio and I "tweet" with the local news anchors daily.  I have met a lot of them and went to their events.  As a Realtor, you need to get your name out there and brand yourself!  It doesn't matter how small your community is, be the one to start something new in your area!  Get people talking!

I for one have never thought twitter is stupid though I question the value.  I mean, I can stand on the corner with a sign that says, "will work for a new listing" and odds are I will eventually land a listing from it.

Different things work for different people.  Twitter has some great business uses including receiving alerts, etc from reliable sources like CNN, etc.

I'm glad it works for you and others.  It is not my cup of tea.

I have not gotten any direct leads from twitter just yet but that doesn't mean that I am going to stop doing it right? It takes a while for everything to come to fruition these days. I need to learn some additional ways to put better info on twitter to get the leads I am looking for. Blessings for a great week!

Funny how people who are the most critical of Twitter have never even tried it. Or they have done so barely...by signing up and writing five tweets over the course a month. It's a tool...buying a hammer does not build a house.

I don't see how anyone couldn't take the time to do ANYTHING to help their business.  So...  The guy who says its a waste of time?  Would he say it was a waste of time if it gave him 2 or 3 extra closings per year?  I doubt it.

Twitter is still new to me and I'm still trying to figure out the most effective use. Twitter and Facebook take in investment of time to learn how to use and make the most of the sites. Like anything in life, you get in return what you put in to it. Yes. it takes effort and time.

Thanks for bringing that up.  It is a very good tool that I'm still learning how to use.  I'm reading your other blog right now about how to use it for business.  What I've been using is facebook and myspace.  I already sold a house from myspace.  Now, I want to do the twitter thing!

Well, I don't remember our conversation - but, twitter is stupid. ;-)

I can send off an email with the same number of characters in the subject line and include a link or additional info in the body. Everyone who has twitter has mobile email. I have turned off almost all of the people I "follow" because I don't care for the shared information they think is important. Of course, I feel the same way about much of the facebook chatter about mafia this and game that - I just pull down the "hide" button.

Am I going to get every customer and client looking for a home? No. And neither is the guy using all the "social Media" networking. Balance. Wax on. Wax off.

Steve, you get it. However, I say don't yell too loud about why you should be involved in social media in the real estate business. Let the naysayers play catch up later. Meanwhile, we keep building and building, and that strong foundation will be hard to break when the masses finally decide to jump in.
