I agree that the "boom" in home sales has been fueled by foreclosures....at least in my area.

First time buyers are fueling the market, I'm hoping for a trickle up effect as sellers who are not banks and short sales are able to sell and move into the next level of homes.

Courtney, do you think that when this one runs out a new one would be a good idea?

I think we're making great progress to get the tax credit extended and possibly expanded. I hope that we weren't just borrowing buyers from the future like with Cash for Clunkers...I'm sure 2010 will be an excellent year for those of us still in the business.
