Why I DON'T want you to cash in on the 1st time homebuyers tax credit.

We all know that time is ticking down on the 1st time home buyers tax credit.  As it stands today we are down to 35 days left.  While most Realtors are saying

HURRY UP BEFORE IT'S TOO LATE!!! 

Not me.  I say

Hold on a sec, wait, wait, wait, do you really want to buy THIS house?  Are you sure it's exactly what you want?  I know, I know, your in a hurry to get the rebate but ARE YOU SURE?  This thing has pink carpet dude.

You told me you wanted a fenced in back yard and a basement, this has neither AND it has a pool.  It's 52 degrees outside!

I know, I know, the tax credit.  I'll write up an offer for you but ARE YOU SURE???

 

I believe the tax credit is a HUGE bonus for 1st timers but I don't believe you should rush out and buy a home JUST to get the rebate.  How much is that $8,000 going to help you next year when you don't even like the home your in?

Good point Jared, Rushing to buy a home is rarely a good idea, credit or not.

Jared and Amanda.. Very good approach to this $8,000 tax credit.  It now seems like the typical ad that you see everywhere.. Act now, buy now before it is too late.  Scare tactics.. these don't work for me.

If these people find 90% of what they are looking for in a home, and they can get the tax credit... GREAT.

But just to buy a house for a tax credit seems ridiculous.

Good advice....I think they are going to extend and possibly expand it, but when it expires I think things are going to settle down, prices should go down as well. A home purchase is a long term decision and that $8000 is just a perk, should not be the reason.

Jared & Amanda - For awhile now, I've been noticing a rather disturbing trend among some of my clients and their escrows - they don't like the property they're buying!  Some have actually hated the property they're buying and are actually dreading the close of escrow.  I actually blogged about recently.

This is very sad and I feel sorry for these people. While I have promoted the $8,000 credit as a bonus to buying a home this year, I stop short of scaring my clients into buying something that doesn't serve their needs just because of the $8,000 tax credit. 

I have even been criticized by some of my clients Realtors for my comments to our mutual client when they're complaining to me about the absolute dump they've just put an offer on and how horrible it is and they don't know why they did it. 

I tell them that if they don't like and/or want the property, then don't make an offer on it.  Furthermore, don't let anyone else pressure them into writing an offer just because they've already seen 20 other properties.  JMHO
