This statement may seem far fetch - putting the rest of your life on hold while you search for your home, but for those I have seen experienced, when they put their home search first priority above all else for a short period of time has always been the most successful and the least disappointed.

I know you have soccer practices to run to, you have social parties you have to attend, and you might have a meeting that has to be cut short, but if you are like most buyers in today's market, you want a good deal for your home. No one wants to pay more than they have to. Most good deals - move-in ready condition with great price do not stay on the market very long no matter the price range.

Put home buying a super high priority in your life. Be ready to write a good contract when you see one. Get your supporting documents ready for your lender. You might temporarily suspend your social life. Put home search very high on the list. I promise that you will not be disappointed with the outcome.

You are going to live in the house for a few years. Some early sacrifices and a small change in lifestyle are ways I see "investing" in the home that house your happy family. During this stressful period, making your home search a high priority will be worth while.

This is interesting - I mean after all, how often do you spend a couple 100g's?! A little extra focus and effort could reall go a long way.

Loreena that is so true. I've had buyers myself that have found the almost perfect home but it's missing just that one thing. They have busy lives and think they need to see a few more homes in a couple of days just to be sure.

They think it will just sit there on the market while they decide if they can overlook its minor shortcomings. Many times it doesn't. 

They are then disappointed that they need to start the search again and are often comparing it to the one that got away.

The process is actually short when you think about it.  I took a couple out this weekend and they thought it was going to take a l o n g time and we found the home first day out.

I received a lead call off of Trulia of all the things yesterday.  I discussed the committment to find that home.  They were searching for another Realtor because the one they had didn't explain a thing about the buying process.  They are committed. 

When people make a commitment, the results are astounding.

I have some sellers that need to heed this advice.  They seem to think that serious buyers with offers don't mind waiting while they go out of town, entertain company, etc.

This is so important for the seller's to understand as well.  The world doesn't stop and the clock keeps ticking.  It is about making a commitment.

I always like it when I have buyers that really focus and get their new home purchased.  I encourage buyers to take one or two days off and really search until they have found!

Loreena - AMEN!  I love it when my clients focus their time and energy on finding a home.  For many of my clients, they know that because of the fierce competition in their price range (200k-400k), they have to make themselves available whenever their Realtor has something to show them.  Most of my clients spend time after work as well as their weekends looking for a home. 

I even have them trained so that every time they get paid and every time a new bank statement comes in they need to email/fax me their current documentation so that their file is always up-to-date and ready to go in a heartbeat.
