Silver Spring Md. 20906 - Rental Market report - October 2009
This market report is to cover RENTALS in the Silver Spring Md. 20906 zip code, except for those in the senior citizen community of Leisure World. A report on conditions in Leisure World can be found in a separate post. At the time of this report (10/28/09) there are 30 units available for rent in the area cover by this report. Since September 27, 2009 there have been a total of 19 leases signed to rent homes in the report area, with the average time on market being nearly two months (51 days). Some of the homes are condo, townhouses, and couple of detached home too.
One Bedroom
Currently there is no one one-bedroom unit on the market for rent. At this time there are no applications being considered by landlords to rent one-bedroom units in the report area. Since September 27, 2009 no one-bedroom unit has had a lease signed on it.
Two bedroom
Currently there are six two-bedroom units on the market for rent. The least expensive unit is for $1255/month while the most expensive is $1500/month, with the average being $1376/month. While the most recent rental has been on the market for less than one week (1 day) the longest has been on the market for nearly five months (143 days), with the average being nearly three months (84 days).
At this time there are no applications being considered by landlords to rent two-bedroom units in the report area.
Since September 27, 2009 five two-bedroom units have had leases signed in the report area. The homes were rented from $1000 to $1500 / month, with the average being $1,294. The days on market ranged from two weeks (14 days) to three months (95 days), with the average being over one month (46 days).
Three Bedroom
Currently there are 18 three-bedroom units on the market for rent. The least expensive unit is for $1375/month while the most expensive is $2300/month, with the average being $1726/month. While the most recent one has been on the market for less than a week (1 day) the longest has been on the market for just over five months (164 days), with the average being nearly two months (55 days).
At this time there are applications on three units being considered by landlords to rent three-bedroom units in the report area. The least expensive of these home was listed for $1400, the most expensive being $1975/month, with the average being $1725/month. The days on market ranged from less than two weeks (10 days) to just nearly two months (58 days), with the average being one month (30 days).
Since September 27, 2009, eight three-bedroom units have has leases signed in the report area. The least expensive of these home was rented for $1500, the most expensive being $2250/month, with the average being $1747/month. The days on market ranged from three weeks (21 days) to just over three months (91 days), with the average being over one month (47 days).
Four Bedrooms
Currently there are five four-bedroom units on the market for rent. The least expensive unit is for $1800/month while the most expensive is $2195/month, with the average being $1949/month. While the most recent one has been on the market for less than a week ( 1 day) the longest has been on the market for a little over six months (199 days), with the average being nearly three months (94 days).
At this time there are no four-bedroom rental in the area of this report for which an application has been accept and the lease not signed.
Since September 27, 2009, four four-bedroom units have has leases signed in the report area. The least expensive of these home was rented for $1875, the most expensive being $2400/month, with the average being $2193/month. The days on market ranged from nearly one month (39 days) to approaching four months (105 days), with the average being nearly two months (66 days).
Five Bedrooms
Currently there are no five-bedroom units on the market for rent. At this time there are no applications being considered by landlords to rent five-bedroom units in the report area.
There is one five-bedroom home in the area that the landlord has accepted an application to rent but not yet signed the lease. This home was listed for rent at $1600/month and was on the market for nearly two months (57 days).
Since September 27, 2009, two five-bedroom units have has leases signed in the report area.. The least expensive of these home was rented for $2750, the most expensive being $3050/month, with the average being $2900/month. The days on market were very similar 45 days and 47 days.
Six Bedrooms
Currently there is one six-bedroom detached home on the market for rent in the area covered by this report. This home is located on approximately a fifth of an acre (.19 ac), has a two car garage, and fireplace. The home is listed for $2700/month and has been on the market for just over a month (32 days).
At this time there are no applications being considered by landlords to rent six-bedroom homes in the report area. Since September 27, 2009 no six-bedroom homes have had a lease signed on it.
