As a matter of fact, the 2 years ago, sellers couldn't get out of the chair.  Multiple offers had the sell side making hay while the sun shined.  But, market conditions have changed dramatically and the photo above is a big clue: buyers need to step up and bid down these prices.

Sure, I have had the phone hung up on me.  It is hard for sellers to see an offer below their asking price.  But sometimes they may not have a choice.

Ah, times they are a changing. The good news, the talented agents will get the deals done and the bandwagon jumping agents will be in new careers. The next 12 months will be a roller coaster and the market will settle down.....just hold on for the ride!!!

Brad,  Good point.  For me, it is like an education: now I am learning about short sales, foreclosures, and REOs.  One of the reasons I wanted the real estate career is for variety, compared to the corporate grind.

I see your BradSnyder.com graphic.  Do you insert that with each comment?  Or can you configure an AR signature to appear that way.

Scott, Oh my gosh! Where in the world did you find that location? That is amazing. I suppose this "problem" is good for me. You and your fellows need me. :)  I'm glad I checked back here. The last time I checked you hadn't posted yet. Have you thought of posting in any of the Arizona groups? Yvonne,  These signs were on AZ-69 & E Old Black Canyon Hwy in Prescott, AZ.

These homes need something: stager, new price, how about buyers?  How is your PV project going?

My blogging effort is being stretched across three blogs: AR for popularity, REW blogs for experts, and my own on my website for the hyperlocal blog effort.  So that may be why the AR blog is not too active.

I will try posting in one of the AZ groups soon.  Nice to hear from you.

Good day Scott. You did a great job with the photo. I think I remember reading somewhere that photography is one of your hobbies. Good for the clients who list with you! I think that you can add your localism posts to the Arizona groups as you post them.

You are right -- those homes need something! Buyers will probably follow a dressed home priced right. We completed our PV staging job in one and a half days. You can see some of the photos on my blog here on AR. Tell me what you think.

Scott, Localism is a beta site here on AR. I think the plan is to gear it to become a site which attracts consumers. When you get to the opening page for AR click on the box labeled Localism. You might want to spend some time looking at what others have posted. They are looking for original photos and well written blogs about local places, people, things -- anything which describes your local. You can post there as well as in any groups you choose with each blog you write. I'm probably not describing it very well because I'm not as versed in the "rules" about localism as I should be.
