Great post telling a great story. Pricing and staging are so important to a fast sale. Homes that sell fast generally have a greater list to sales price ratio as well.

@ Laura - I think that most of this activity was due to the first-time home buyer incentive. Out of the last 10 buyers I've worked with, only one was a second-timer!

@ Connie Lou - Thanks so much for stopping by! I know it is sometimes hard for the sellers to swallow a slightly lower list price, I've found that we often end up getting full price offers and the buyers don't try to ask for 1,001 other repairs and extras.
