The 4 letter word that will send buyers out the door as fast as they can go and never look back. This is a word that Real Estate educator, Bill Gallagher, spoke about last week in our Mandatory Update class and had everyone laughing. Yesterday when it happened to me I was NOT laughing. That 4 letter word is FLEA. The size of a spec of dust these little creatures have the power to turn me into a gyrating, gasping, goofy lady slapping at her clothes and grasping for seemingly non-existent somethings as they jump out of my way.

The flea was a funny matter last week as Bill Gallagher talked about an agent in her white pantyhose - fleas love the color white - entering a home infested with fleas only to turn and escort her buyers outside  and returning to remove her pantyhose and leave them on the floor. He went on making the room laugh again and again as he made his points hit home. Oh his words came to mind again for me yesterday, but I wasn't laughing. I was trying to pinch the little critters between my thumb and forefinger -- mostly unsuccessfully -- before they could jump away.

Facts about fleas:

  • They can jump as high as 4 feet
  • They feed on blood
  • They can live up to 100 days without food in the coccoon stage unfed
  • Once fed they live 3 to 4 months
  • Once feed a female can lay up to 2000 eggs during her life
  • Female lays eggs within 36-48 hours of a meal
  • Gestation period is 14 days
  • Only 5% of fleas found in a dwelling will be on the pet
  • Very tiny up to 1/8 inch in size
  • They can bite up to 400 times a day

When you treat for fleas you must take into account all 4 stages of a flea from adult, young (hide in a cocoon until food is near), larvae and the egg stage. Most sprays will not penetrate the cocoon. The cocoon is a shell used by the young where they hide inside until a warm meal passes by then they "unzip" and hop on for a bite. Once fed they reproduce and the cycle starts over again. In addition to treating you should vacuum every day and a half to two days for at least two weeks (gestation period) to pull up all the cocoons and eggs. You must either toss the bag after each vacuuming or add moth balls to the bag. Moth balls? Well it has been used for years to kill the larvae of moths in your closet so why not the larvae of fleas in your vacuum cleaner bag. Now your house won't smell like a spring breeze, but if it does the trick you'll be sighing with relief as you inhale that pungent scent.

Now to complete my story of yesterday. I had to measure the inside of a new listing. It is a fixer upper to say the least. The Bonnie of Green Key Propertiesowner resides outside the area and recently had a non-paying tenants that had to be evicted. Bonnie, my dog, was in the car because I don't take her into property, but when I got to the door to unlock it -- it was slightly ajar. With no power on and the bad tenant history I went back to the car and got Bonnie dog out and took her in with me.

Well believe it or not I did NOT notice the fleas until we had measured and returned to the office. Then they were jumping on and off me as I sat at my computer. I had to go into the bathroom take off my top and pick off the fleas. The were on my "white" socks under my jeans. I even picked a couple off Bonnie's face. Figuring I didn't want them infesting the office I went to Ace Hardware and got a couple of bombs and let them off and headed home to brush Bonnie figuring it couldn't be that bad right. Keeping her outside I began brushing, but after finding a half dozen fleas crawling on her we headed for the tub and a flea bath. A shampoo, 30 dead fleas and a final coating of flea dip later she was briskly running around to thank me. Next we washed her bed from the office and just for good measure the one from home too. I have a healthy (or unhealthy) dose of bites myself and would love to douse my body in some flea dip if it would help the itching!

Beware of this four letter word as you enter vacant dwellings! FLEA

I am actually allergic to fleas, nothing deadly, but I break out in a horrible rash...ALL OVER!  Not fun.  It can be a real turn off to buyers too (the fleas and the rash)!

Hi Kathryn,

Excellent information. Many buyers are very concerned if a dog has ever lived in the house. Some do not want to look at homes with dogs because of allergies and there is a dog odor that takes a while to remove. Fleas are another reason! Thanks for the reminder of the 4 stages!

My worst fleas ever were from a raccoon carcass in the chimney of a house I had in contract.   The owner (real estate agent) finally had the carcass removed and the house treated and we could go in.  I dragged a friend over to see it after we looked at a dump she was listing.  We thought we had flea bites from her listing but after awhile I realized and confessed the flea bites were from the much nicer house I took her to see.

I hate the smell of moth balls!

Kathryn, good information. I had never really thought about fleas on a home inspection before. I usually find enough things that makes my skin itch, now I have to worry about fleas as well. Glad you got your pooch cleaned up.

One time I was working opens for another agent, and he didn't tell me the house was infested with fleas...I never would work for him again - he knew about it and didn't bother to tell me. I didn't realize there was a problem until I got home - bites and fleas in MY HOUSE!!! I was furious.

I always try to tell someone if there is even a possibility of fleas, or just handle the problem asap if it is in my power.

Fleas, fleas, fleas.  We are ever mindful of them when entering a vacant listing, as too often here in Alabama, there will be an infestation.  I despise them as much as hurricanes.  And mosquitos.  And the smell of collards cooking.   Great post about them.  And seeing all these comments and the feature, I would say timely as well.

I had a similar situation getting rid of the little buggers. We finally had to use a spray that killed all the eggs. That was the key, using a bomb only kills the adults and you can repeat that bombing until the cows come home with no results. If it's bad enough you have to manually spray and get those eggs. Yuk, now I am creepy crawly

We were looking at a short sale home that was infested.  We did not notice until we got out on the porch and the client's kids pointed them out.   Tiny baby fleas on all of us. Plus it started to rain so we did not want to stand outside picking off fleas.  I did not want to get back in my car as I was afraid it would grow fleas.  We managed to get away without taking any fleas with us. 

One of the REO coaches tells a story about a mouse running up his pants leg.  UGH.  Well, he never enters a vacant home without putting rubber bands around his ankles.  Helps keep the fleas on the outside also.

If you are into natural things, get benefical nemotodes and put them out in your yard or at the home (if it is your listing).  The fleas will be GONE in somewhere between 1-3 weeks.  Benefical nemotodes are get rid of ants and ticks.  We used them at home and we had fleas but no more.

I started in real estate in 1989 when Oklahoma was a repo state with an auful economy. Sound familiar? You would walk into homes that had dity dishes and old food sitting for months, and garbage on the floor, and fleas. I would think as we are in an era where we are getting overwhelmed with repos that are too great to manage, the flea will again become a Realtor's nightmare.

So glad we don't have fleas at 4500 feet above sea level. It's just too cold. Otherwise I'd be miserable! They always seemed to find friend's pets and then me when I lived in California!

Should we assume that fleas will a problem?   I'm really serious about this.  I can't get the image of the poor lady with fleas on her white nylons stomping around out of my mind.  Great featured blog!  Well done!

Down here in San Diego with all the foreclosures and summer heat I thought you were going to say another four letter word. MOLD......I've seen my share of it. On to your four letter word FLEA...I did show buyers a vacant 4 unit property downtown and my buyer started squirmin', smackin' and jumpin' She said "This place has fleas", then the rest of us began squirmin', smackin' and jumpin'. Even though I never saw one on me!  Sold for just under a million in the day (2005) and finally went for $230,000. (2009)

Lisa, I'm on the education committee here for our board and Bill is one of our most popular instructors. I can see why you love him.

Roseann, I don't believe you need to worry just because someone has a pet (dog or cat) I've had dogs for over 30 years (indoor dogs) and I've never had a flea problem. I certainly wouldn't rule it out, but I wouldn't automaticallyassume - but it is a good question on the check list to ask.

Oh that brings back memories of a listing of mine where the owner (& dog) had moved out and an agent called me - kind of laughing - saying that she ended up having to practically strip after the ravenous fleas swarmed her and her clients!  Luckily they all had good senses of humor!  I did hear after that a tip to take along some dryer sheets in case of fleas, rub them on your ankles and the fleas will stay off.  Haven't had to try it yet - but might work!

Ah yes what a great post. Your title meant I had to see what you were writing about. Take it from a pet owner this is so true. a while back - meaning many years - my husband and I went to the Mediterranean for a vacation. Our cats went to a boarding place and off we went. 2 weeks later we got home, tired and leaving the cats until morning. I stood barefoot on a sheepskin rug we had in the living room. Yikes within seconds my legs were black, covered in fleas and they were biting the heck out of my legs. Until that point I did not even know my cats had fleas.

It's surprising that even an EMPTY house can be completely infested, even after it's been vacant for months.  Makes you wonder just what is in those floors!?!?!

You need to let your investors know about those houses with fleas - they may jump too - right to their check books.

Hi Kathryn, I lost a sale the night before escrow was supposed to close. It rained and I met my clients, from another country, at the house. They were appalled at the dog smell released in the garage by the rain. I think if the garage had been washed down with a deodorizer it would have been OK. The buyer's had given a good faith deposit. The sellers were planning a wedding and had a newborn infant. The man had to take time off from work to accomodate the buyer's move-in date, and rent an interim house until their's was built. The seller's went the 'extra mile' to meet the buyer's requirements AND took their house off the market. The seller's kept the deposit. I think it was warranted. ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ON  ANOTHER  NOTE ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ I looked at a condo once for myself, the owner travelled a lot and left her cats alone with a DIRTY litter box, need I continue? (Urine all over the house down to the sub-floor.) No one, even cats, wants to use a dirty toilet. By the way, I LOVE cats but mine always have a CLEAN litter box to use. ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ MY  POINT  IS ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~  Fleas are NOT the only animal related problem.

Kathryn, it would be an oxymoron.  We don't have fleas or ticks.  They can come up with a host animal, but they rarely survive long enough to breed due to the climate.

I hate fleas!  I have had several experiences with them in showings.  Two of my agents had flea problems in their personal houses last week....seems the squirrels were coming to eat the nuts in the yards and when they let their dogs out to plat the fleas were getting on the dogs......fea bombs in the houses and sevin dust in the yards fixed the problems.

Hi Kathryn -- oh gracious I feel itchy just reading this!  You did a great job explaining the situation.  For 15 years in real estate I never encountered fleas, BUT, when I was about 9 spending a week with a relative in the summer I sure did!  Their cat had fleas and I can still remember the misery of the encounter.  So glad you didn't let Bonnie get flea bitten too much -- she's adorable.

I have been in this situation as well.  Normally, if I go into a house that has a dog with fleas, the fleas don't like me because they prefer the dog.  But, if I go into a house with starving fleas... I guess they'll settle for chewing on me.  I accidentally took them back to the office once, everyone was upset with me but I didn't know they were on me.

I have a suggestion of something to keep in your car that will help, a tape roller, the kind we use for removing lint and pet hair.  The fleas are tiny and stick to the tape.  Especially helpful if you're wearing dark clothes and can't see them.
