The way I make a Real Estate sandwich is to take two listings on a street with another Brokers listing between them.
I have this situation in my Geographic farm and it is a good feeling. The first listing that I took on the street is priced at 194,900 and is a 13 year old 4 bedroom 2 story, 2 and a half bath, with a 2 car garage.
The next home to come on the market is listed with another broker and is the talk of the neighborhood. This home is a 3 bedroom ranch, 2 and a half bath, with a 3 car garage priced at 234,900.
The wonderful home that I used to complete the sandwich is a 3 bedroom ranch, 2 bathroom, 2 car garage priced at 204,900.
So there you have it. Great product on the outside but unfortunately something a little high fat in the middle. Sometimes it is better not to get the filling if you can use it to your advantage. The two homes that I have listed are priced attractively. The filling would set a new neighborhood record if it sold for 15,000 under list.
