When hunting for that next home, be sure to look closely at the home and beyond the art and furniture that won't be there on your closing day.  You want to take EVERYTHING into your decision process.  Here are some things to take in consideration that go beyond that new kitchen or bath you've always wanted.

  • Look at the neighborhood and ask me for market trends, you want to know if houses are selling or sitting.  Do research on crime statistics, schools, & any plans for future with the city.  Here are some helpful sites for local information:

  • Look for how well the owners maintained the little things like caulking, shingles, & gutters.  These items will clue you into how well sellers have taken care of the home.  Of course you always want to get a home inspection but pay attention to the small items when touring the next home.

 

  • Check out all the walls, fresh paint makes a place shine and saves you work. Just make sure you don't see any fresh paint on just one wall or section of ceiling which could be covering water damage.

 

  • If the floor plan is open ask if they renovated and removed any load-bearing walls.  Consult structural engineer if you think anything is questionable.

 

  • After you have done research and want to move forward on your property, do not skip the home inspection.  A few hundred can save you thousands of dollars in the long run.
