Well, it's ALMOST done. There is still some negotiating to do. It appears there are several things still needing to be ironed out. One thing is that this Tax Credit can be reduced each quarter by $2,000 until the money runs out. This means that once this is passed...DON'T WAIT to search for your home and get qualified! Also, the amount is still up in the air. Some sources have reported that the Senate compromise would cut the tax credit to 10 percent of the sale price, with a $7,290 cap.  It would also make the credit available for homes under sales agreement by April 30th. 2010 an additional 60 days to settle. This is good news and I can't wait for it to be confirmed so we can push for some good year end.

We should know more details or if it will even pass by the end of the week. I have to tell you however that this has had its share of controversy. Some think of it as another government hand-out. I had a conversation with one person that said Cash for Clunkers was great if you were in the market for a car...the Tax Credit is great if you are buying a house....but what about me? I need a new microwave...is there something for me?.....something to think about.

I WANT to believe this, but until it happens.....the fat lady hasn't sung! There is a lot of pressure on Congress, so I am hoping they will respond to the demand. However, I wouldn't advise a client quite yet.
