How Video has Helped Improve Sales

I am very fortunate to be in a market where we still have consistent interest from people who are looking to either relocate or buy a second, third, or in some case fourth vacation home. With that said, many people come to the Virgin Islands thinking that they can find a home in one day. Upon pre-qualification of my customers, I have found that utilizing video as a major tool has been very beneficial. Instead of driving around to 40+ homes that are on the market, my clients and I sift through all of the listings, throwing out ones that fit their needs, and leaving behind the few that they are very interested in. Now granted, many of them have been on island and I have had a chance to get a feel for what they want. However, instead of having to wait 6 months to a year for them to take another trip down here, I am now able to do a walk through on a property as if they were here. I have a long way to go, but here are a few of my videos. Some are short, some are long... but nonetheless I have written offers on almost every home I have taken video of. Any tips or ideas for how I could make this better?

Nick, thanks for sharing that great tip! I also work in a vacation destination (Waikiki, Hawaii) & will make it a point to implement your strategy to save time & by narrowing down the search for the people who are on the island for a short duration. Do you have to ask permission from the listor/owner of the property to post the video to YouTube?

Your videos are shaky! Also, the language as an outside building as an "outhouse" isn't to appealing to buyers.  Keep the camera level and make your moves slowly, sudden jerks in the camera are not pleasant viewing.

Your voice volume needs to be louder and more even toned.
