My owner is a home inspector in San Diego.I believe I'm lucky because about 98.2712730031875% of my Clients actually come to the inspection to see how hard I work for them.

If the home has a gas range, sometimes I'll get asked if there is a 240V outlet for an electric range.

If the home has an electric range, I'll get asked if there is a gas stub for a gas range.

Why are people never satisfied? ♫ ☺ ♫

Sometimes I'll get asked whether I would recommend an all-gas home or an all-electric home.

Electric meter and electric panelIf you had asked me back in 2000-2001 when, unknown to most of the public, Enron was manipulating the energy market, I would have told you all electric. I find it difficult to cook on a gas stove or in a gas oven; I always wind up burning things. Of course, it might not help that I'm Playing in the Rain in the office while I'm cooking in the kitchen. Hmmm. Maybe I just need to quit multitasking in different rooms while I'm cooking! ☺☺☺

Gas meterBack in June 2001, I had a $4,700 gas and electric bill due to Enron, and I, and many others, did not think that the cost of electricity would come back down to reasonable levels. Consequently, many people here in California, including me, switched from electric to gas at that time.

Electricity is still more expensive than gas, and probably always will be unless we can start building nuclear power plants again, so while gas appliances generally are more expensive to buy initially, they can pay for themselves very quickly in the form of lower utility bills.

Personally, I like a gas water heater and a gas furnace, but I like my kitchen to be all electric, especially if the cooktop is one of those new touch-control cook tops.

If you need heat. Gas is usually much cheaper in cold climates.

I think professional cooks prefer gas cook tops and electric ovens. I know I prefer the gas cook top, over electric, but I do like the look and easy clean up of the newer electric stove tops.

Around here it's kinda hard to find gas homes except for the odd fireplace. With hydro-electric power from TVA, we've got really low electric rates compared to the rest of the country. And heat pumps are much more efficient in our climate than separate heat/air units.

Not just real estate, but even energy is local...who knew?

Russel:  I was raised cooking with electric and burned everything I tried to make when I first moved into a home with a gas range.  Now, I can't live without a gas range.  Once you get used to cooking with it, it really is great.

Russel, electricity will always be high in Cali. They don't build new power plants and buy there energy from other states.

We are in the heat with gas, cook with electric group!  Even though people say it is better to heat with electric and shut off the rooms you don't use alot, we like the gas.  As for gas cooking......don't like the look of the unit or cleaning them!! Now those glossy flat electric cooktops, just wipe and go!  Well unless you multi-task in another room as some people we know and burn that glossy flat electric cooktop!

You sure are lucky that such a large percentage of your clients see first hand how hard you work. I can't believe you had a $4,700 gas and electric bill! Wow. I'm a fan of all gas everything. A long time ago I had an electric cook top, but since I made the switch to gas I can't ever get the temperature right on an electric one. Interesting stuff!

Hey, Robert - I finally had to upgrade from gas to electric because I was burning too much food. That in and of itself meant that upgrading to a new electric would pay for itself very quickly with food capable of eating - LOL.

Hey, Frank - They said that, and similar things, in the 1980s when President Reagan tripled the national debt. As I read somewhere in a magazine yesterday, "We humans are adaptable; we'll get through."

Hey, Julia - It's too bad there are not TVA's in all parts of the country. Out here we're knocking down dams on a regular basis to restore the natural water flow for wildlife, so unless we start building some more nuclear power plants, I think the cost of electricity out here is simply going to continue to increase.

Hey, Chris Ann - How long does it take to get used to it? I gave it five years before I finally had to switch back to electric.

Hey, Terry - When I moved here in 1993 from Texas, electricity has one-fourth the KW hour rate that I had been paying in Texas. Enron destroyed all that in 2000-2001. Just like gasoline, the stock market, and the price of real estate, the price of electricity might fall some here and there, but generally it's going to go up, and probably faster than the CPI.

Hey, Vickie - That also included two acres of landscape lighting that was on all night, two acres of irrigation system that ran daily, and heating 55,000 gallons of water in the swimming pool/spa from Friday noon to Monday morning at 8:00. After Enron started manipulating the market, I quit turning the landscape lights on and quit using the pool and spa, ultimately selling the house a year later.

Hey, Carra - I'm just the opposite with that gas. The electric cook tops seem to maintain the temperature that is on the thermostat and control knobs, but gas burns at different temperatures. A yellow flame burns hotter than a blue flame, so if the gas jets are dirty, one can get hotter or cooler flames than what the control knobs or thermostat say.

I do a lot of cooking. Much prefer gas over electric burners except for cleaning. Prefer electric oven.
