I read two articles today in two different newspapers (one from the BALTIMORE SUN and one from the USA TODAY) that stated the first time home buyer tax credit is up for consideration to be extended and expanded in Maryland and throughout the rest of the country. I pasted links to both stories at the bottom of this message.
From what I read they are planning on trying to extend the first time home buyer tax credit until the end of April. Under the new proposal, from what I read, first time home buyers will have until the end of April to enter into a fully executed contract of sale, but will be able to push the settlement until June. I did not see anything else about the $8,000 rules changing from the original bill that is currently in place right now and set to expire on November 30, 2009 (ALL SALES MUST BE CLOSED BY THAT DATE):
- Must be a first time home buyer (not owned a home within the last 3 years)
- To qualify for the full $8000 you must purchase a home $80,000 or more
- You must live in the home as your primary residence for the next 3 years
- There are also income requirements that phase out the credit if you are lucky enough to be in the higher income brackets (which most first time buyers I know are not and if you are then you probably don't need the credit anyways).
THE NEW PART OF THIS LEGISLATION IS (Again, this is based from what I read and this is very new and fresh information which will surely be updated so STAY TUNED)..........................................................
REPEAT BUYERS WILL ALSO BE ELIGIBLE FOR THE CREDIT! All of the exact details have not been put anywhere that I have seen so STAY TUNED. What these articles did mention was a credit of up to $6,500 was being included in the extension of the bill for REPEAT BUYERS who have owned their homes for at least the last 5 years!
