I performed the roof inspection in about twenty minutes.
The roof is approxiamately 20-25 years old. It is a asphalt composite shingle with a life expectancy between 15-25 years.
This is the second layer and when the roof is decided to be done it will be a complete tearoff and replacement.
When walking on the roof there were areas that are very soft. This usually indicates that the sub decking has received moisture at some point and has weakened the wood underneath the shingles.
This could be from a current leak or moisture build-up from inside the attic due to inadequate ventilation.
The shingles in various areas have areas that need attention. In our professional opinion this roof needs to be replaced. We recommend budgeting for replacement of the entire roof system.
After the seller reviewed the report he placed into escrow around $6,000.00 dollars towards replacing the roof.
