I recently conducted research on the Sun City Grand market and am sharing my findings since almost every day we hear how bad the real estate market is doing in Surprise Arizona. This information was obtained from the Arizona Regional Multiple Listing Service (ARMLS).
In 2005, there were 746 Sun City Grand homes sold. Out of the 746 properties, 94 homes were on the golf course, 634 homes were off the golf course and 18 were condos in the La Solana condominium complex.
In 2006, there were 391 Sun City Grand homes sold. Out of the 391 properties sold, 62 homes were on the golf course, 309 homes were off the golf course and 26 were condos in the La Solana condominium complex.
In 2007, there were 414 Sun City Grand homes sold. Out of the 414 properties sold, 68 homes were on the golf course, 326 homes were off the golf course and 20 were condos in the La Solana condominium complex.
In 2008, there were 380 Sun City Grand homes sold. Out of the 380 properties sold, 63 homes were on the golf course and 265 homes were off the golf course. 18 were condos in the La Solana condominium complex.
From January 1, 2009 up to October 30, 2009, there has been 286 homes sold in Sun City Grand. Out of the 286 properties sold, 33 homes were on the golf course, 237 homes were off the golf course and 16 were condos in the La Solana condominium complex. There are currently 52 homes under contract.
Considering that we still have another 2 months in 2009, it is conceivably possible that sales in Sun City Grand will be comparable to or even greater than the sales in 2006 and/or the sales in 2008.
