Listings are the name of the game.

In spite of this, I often struggle keeping my inventory of listings up.

I seem stuck in a cycle.  I pick up a listing or two.  I sell them in a couple months.  And then back to square one...

Not the way I want to do business.  I need a steady inventory of homes to sell...

I thought I broke out of the cycle a few months back.

I had just taken my fourth listing, a personal record.

But then, it happened...

Home in Naperville

One sold...

Condo on 11th Street in Naperville

Then another...

This week, a third went under contract...

2112 Seminary, Chicago

I am left with just one.

Holy poop!  I need more listings...

I have the same problems.  I usually only have 1 active listing at a time.  I definitely need to pick up the listing pace.  Good luck expanding your listing inventory.

Hi Crystal and Stacey-Ann.  Thanks for stopping in.

I wrote this post with a smile.  But I mean it.

I would LOVE to have 20 listings.  That is when my business would be solid.

Thanks again,

Ken

Hi Ken... My first mentor in real estate always said "Listers Last"!  Sounds like you are on a roll, go get 'em!

But that's not a bad problem to have. Keep it up!

Hey Ken,

Better a revolving door than a collection of overpriced or hard-sell listings. Sounds like you're doing a fabulous job!

Hey Ken-Looks like you had three good deals under contract, we all would love to have 20 great listings. Having a listing is great only if it sells, so to have 3 out of 4 go under contract seems to be pretty good.

Hi Joe, Dawn, Frank, Donna, and Steve.  Thanks for stopping in.

Definitely good selling them.  I need to replace them quicker!

It is tough when our listings run low.  Nothing to advertise...

Thanks again,

Ken

The whole point is to sell them.  I wish I could get mine gone quick as a wink like you!

Hi Janna.  It sure is good to sell them...

But when the inventory runs low, I tend to get worried.

Thanks for stopping in,

Ken

Ken, I only keep a couple at a time.  Of course, here the stuff is so expensive that you don't need a gigantic inventory to make a living.

Hi Bill and Patricia.  Thanks for stopping in.

Listings help generate leads.  Without them, it makes it a bit harder...

Thanks again,

Ken

Listings are great and I worry when I get down to the teens.  My personal best was 30 listings (this year) then the good ones went pending, there are currently 11 on my books.  Now I have to convince the short sale banks to accept them...
