APPETIZERS
(wetting your whistle)

Free Appraisal – Not a problem here. You will just get the dessert that we choose for you so we can pay for this item ourselves. Ever hear of the saying, nothing is free. I guess I could pay for your appraisal if I was making enough money off of you. Sure, it’s free. Costs can be hidden. You’ll pay for it somewhere.

No closing costs – Easily marketed and eye catching. One of our best appetizers on the menu. But when we charge you for our mouth watering lobster tail, we will have to double the cost of the lobster. In mortgages, someone has to pay for your costs. You will pay for these costs with a higher rate. We all get our money from the same place, no matter how you slice and dice this. Enjoy.

Lowest rate – When you order a dozen clams, we’ll promise you 24 instead. But don’t be surprised if there are only 6 total when you open them. A common term for this is called ‘Bait & Switch’. Loan officer’s can promise you anything no matter if it’s in writing or not. There are so many reasons why they can do this and how they can get away with it. If you are going to shop, take the average of the 5 per se. Lowest doesn’t always mean the best or cheapest. This is why settlements are sometimes delayed or why your closing costs are higher at settlement.


ENTREE – SPECIALTIES

(top quality customer service with a wealth of knowledge)

(Please choose how you want your steak cooked)

Rare – Your loan officer is alive and kicking. This person will give you A+++ service. This person will be upfront, honest, and real. They will return phone calls and e-mails in a timely manner. They will look out for your best interest, not giving you a loan that might not be good for you. They will ask you your goals, which is very important. Remember this and if not, seek out another loan officer.

Medium Rare – Still very good service when receiving this type of loan officer. Phone calls might get returned a day later, but better than you tracking them down. Everything else should be the same as if your order was to be rare. There is a slightly different flavor than the above choice and that’s it.

Medium – There could be a small wait for this type of loan service. You might encounter some problems because this loan officer might not have been up front with you. They might not have asked the right questions and now can’t get the loan done in a timely manner. They don’t always get back to you. They finally get you to the closing table, but it wasn’t your best experience. And your rate ended up a 1/4% higher than promised.

Well Done – This loan officer was great when you first talked to them. They were nice and friendly. And before you committed to them, they always got back to you. Now it’s been like pulling teeth. Your program has changed and possibly the rate now. But they have told you not to worry. You feel like they don’t think you are alive now. You get to the settlement table and you have some concerns and questions. But you can’t reach them on the phone. You aren’t happy with the higher costs, but you close anyhow.

steak Steaks

The Conventional Steak – Fannie Mae/Freddie Mac – Everyone has these same types of loans. Up to 100% financing with the my community loan. You can also do second homes and investment properties under the conventional guidelines. You usually need a 620 credit score. My Community is not always the case. All of these programs are decided by a computers decision based on your information supplied.

The FHA Steak – This type of loan requires no credit scores and is a very good program for those with less than perfect credit. You can also get 100% gift monies for the transaction and or up to 6% seller concessions.

The VA Steak – You would have had to serve at least 3 months during war time since the Gulf War. Prior to this, you would have had to serve at least 2 years Active Duty. There are other guidelines for those in the reserves. You can do up to 100% financing depending on your eligibility. And you don’t have to be prior military to use VA financing. As long as you buy a home that currently has a VA mortgage and the VA owns it.

The non-conforming steak (two choices)

  • Alt-A Loans --Stated Loans / No Doc Loans / High LTV Loans / High LTV Investment Properties and so much more.
  • Subprime Loans -- Usually those loans that don't fit any of the above criteria. This is usually because of low credit scores, bad credit, a current bankruptcy, bank statement programs to qualify, etc, etc.



DESSERTS
(making you want to come back for more)

The No referral ever – The cheapest on the menu. You weren’t happy with your service at all that you won’t be recommending any referrals.

The Referral – You’ll order this type of dessert all day, because you were very happy with the service that you received. You will have no problem sending friends, family, and even co-workers to this person. It’s like leaving a double tip.

Good job on relating the industry with something that most people enjoy.

It looks like you have your font centered.  That would cause the spacing to be off.  To make it more even, I would put the "()" text under the categories.  Good job though on first use of HTML.

 I love the presentation but as for a marketing opinion, I have to ask... what are you planning on doing with it? Turning it into a brochure? A new page for your website? Possibly a survey for prospective clients? Let me know. It's really eye catching and I love the creative aspect but as always, the bottom line is what will it do for your biz?

Terri.......  this was funny?  lol   Which part was funny?  Just curious.... maybe some parts were, but lots of truth behind each so-called dish though.  I actually received an e-mail from a client looking to purchase and even mentioned that he read my steak blog. We'll see where things go from there.

Marti.....   sorry to hear about your week and it's only Monday. In regards to this post and any marketing ideas prior to this? Nope... it was just an idea that I came up with last week, doodling with notes, and last night I decided to write more about it. It started off with a basic concept of the types of ways that a steak could be cooked. Then I started to think of restaurant menus. One thing led to another, hence why I wasn't even done by 2 am last night... lol

Overall...   I am just now thinking of different ways to market this, so I will keep you post. As someone mentioned, I could do some type of tri-fold. Possibly some type of postcard, fliers.. so many things. Thanks for your help, I'll be e-mailing you to bounce things off of you.  thanks again...

Chuck.... not sure I understand your question or where you are going with this. My guess is that you are a loan officer of some sort....  but in any case, the client pays for this one way or another. Everyone has a profit margin. Someone might say free appraisal, but who is actually paying for it. Think about it.  It's not like I am a grocery store and say, if you buy 5 apples, you get one free. Hoping that you keep coming back to the grocery store. Sure, in lending, we want you to come back, but it's not guaranteed because of consumer loyalty and because it will be many years before you might need another mortgage. Thanks for stopping by.

Great Job! I love people with this type of enthusiasm and creativity for what they do. I'd like to add a note regarding the following copied phrase:

You never meet them in person but you can work with a field representative who does and is of the utmost patience and competence. People are very receptive to the idea of signing their loan on their own time and the convenience of their own home. I see you cover IA which is where I am at halitek.com. I'm happy to be the face for your loan signings in NW Iowa. I also have a national organization of Notary Signing Agents nationwide.

I guess I'm trying to say two things. #1 promote the local ties and #2 as we at the United Notary Association would say 'Go beyond their expectations' not just meet their expectations and the referrals will ultimately follow.  You can promote the use of our members through our Notary Locator at www.unitednotaries.org
