I spent the day today with some Buyers and as we started talking about Closing Costs....it dawned on me that there are probably many people who don't know:  1.) That there is a Tax on on all properties Purchased in British Columbia; 2.) That yes - it is above and beyond the Commission, And any applicable G.S.T.); 3.) That is is a basic Fact of Life!


Land Transfer Taxes, levied on properties changing hands, are the responsibility of the purchaser. Depending on where you live in Canada, the taxes can range from 0.5% to 2% of the total value of the property.

Many provinces have multi-tiered taxation systems and these can be complicated. But here are the Land Transfer Taxes  in B.C.

British Columbia
Property Purchase Tax
Up to $200,000 X 1% of total property value
From $200,000 up X 2% of total property value

Yes Liz it is quite a bite for buyers esp. in higher price ranges ...I wonder if/when they going to get rid of that cash cow ? maybe when the HST starts in July 10 @ 12%.. OUCH!

Liz - Happy to say that we don't have transfer taxes in Missouri.  The state association is actually spearheading a ballot initiative to amend the state constitution to keep transfer taxes out of Missouri.

Liz--Sounds a little more complicated than Pennsylvania.  Most areas have 2% Transfer Tax(1% to PA and 1% local), but Philadelphia & Pittsburgh have areas ith higher tax.  The real estate community fights 'tooth and nail' to prevent any additional transfer tax.  Every time there is a budget crunch they talk about raising the transfer tax.  In most areas the tax is split between buyer & seller, but can be negotiated.

Oh yes ... we have those lovely land transfer tax here too.... and of course, if you live in Toronto, you pay a double land transfer tax.

Torontonians (lucky us), pay a Provincial and a Municipal Land transfer tax.
If you live elsewhere in Ontario, you pay about $4,500 on a $400,000 home, but if you live in Toronto, your total land transfer tax is over $8,000.
