As for having to babysit for the buyer and their agent as the listing agent I agree.
I don't mind the rookie agent that doesn't know exactly what to do. I was there myself at one time and you don't know what you don't know. It's the experienced agent that either doesn't care or thinks that their time is somehow more valuable then mine that bugs me
