Buyer says "Huh"?  The importance of NOT using acronyms when speaking with clients!


A few days ago, I was showing property to a first time home buyer.  We had looked at everything available in her price range and nothing seemed to fit her needs.  I told her that I would check on any FSBO"FSBOS" listed as soon as I got back to the office.  Her response, "HUH"?  I apologized and then explained that fsbos are For Sale by Owner properties.  I started thinking back and wondered how many times I may have used acronyms when I should be spelling it out instead.  Do our buyers and sellers really know what a CMA or a REO is?  Do they even know that MLS stands for Multiple Listing Service?  While some of our Buyers and Sellers may know the meaning of the acronyms we use as REALTORS®, some don't!

 

When you advertise a property, Have you ever used FROG in the description?  I see this term almost everyday in our Multiple Listing Service, and wonder how many buyers Pine Knoll Shoresare confused by it.  A Finished Room Over the Garage may be just what they are looking for, but they may not want a house with a FROG! They may be looking for a home with a private backyard, but don't quite see that in pvt bkyd.


Here is a great example of what I am talking about:

New Listing in PKS

Beautiful & spcs Bch HS w/ 3 Br & 2 BA plus pdr. FROG and fml DR. Lg Blc off back & dbl g/a.  Lg pvt fncd yd w/ pl.  Located in PKA HOA with amen. incl. cabl, bldg. maint., and MIP. APPL incl. W/D, Ref and G-Rng.

(Translation: New Listing In Pine Knoll Shores Beautiful and Spacious Beach House with 3 bedrooms and 2 bath plus a powder room, Finished room over garage and Formal Dining Room.  Large balcony off back and double garage.  Large, Private fenced backyard with swimming pool.  Located in Pine Knoll Assocation Home Owner's Association.  Amenities include cable tv, Building maintenance and Masters Insurance Policy.  Appliances included: Washer/Dryer, Refrigerator and Gas Range.)

The above example may make a lot of sense to you, but buyers and sellers may be totally lost in this ad (or 2M2H for them).  And I don't know about you, but I want my potential buyers and sellers to understand me...otherwise, they may call someone else, and then I would be SOL!

This is so true, and when space permits I agree it is best to spell it out, but many times the mls spaces are too small and limit the info so it is sometimes necessary to use them in order to get the idea across. Best advice though is to use the more common ones. In this case I think the mls's are just behind the times since storage space is so cheap on computers now days.
