Have you ever submitted an offer to purchase a property in which the seller did not respond?  This is an occurrence that has happen to some buyers.  Some buyers believe a seller is to respond to all offers in the order they are received, or required to respond to an offer within a set time frame, such as 24 or 48 hours.  The fact is, the seller is neither required to review or respond to any offers.  Non-response normally occurs when there is a low offer, or when the seller has received multiply offers.  As a buyer, you may want to give the seller a deadline date to respond to your offer, or after a reasonable period time, give a written notice that you are withdrawing your offer.  Communicate with your realtor on how best to handle this situation per your given circumstance.

Whether it is necessary or required to respond to an offer, a professional will always communicate with another agent even if the offer is low. It is the right thing to do. Courtesy and professionalism NEVER goes out of style.

John, It does not happen often but you are right, it is usually to low offer.  Ever had an agent say they were not going to present the offer because it was insulting? We know they must present any and all offers.  I try to get some sort of counter offer even if it is minuscule.  In this market it could simply mean the buyer is just testing the market and the next counter is more realistic.

I always believe in taking the high road and minimum calling the other realtor even if the vendor is so "insulted" by the offer it is just common courtesy and professional to do so. I had one yesterday that the other agent said "they will never take this but I guess I will present it anyways!" Really? hmmmm... maybe they need to go get some more training!
