Selling your home quickly and for top dollar don't always have to mean sacrifice! (Part 1 of 4)

There are many factors that go into selling a home quickly and for top dollar, but sacrifice doesn't always have to be one of them. Many agents will tell a seller that the only way to sell a home quickly, especially in a declining market like we are in now, is to price the home aggressively. But there is a better way, you just need to find the right agent to get you going in the right direction.

One of the biggest problems I see with a home sale are the photos that are used to sell a home. A good quality picture can sell a buyer on a home before they ever even step foot in a home, but how do you get a good quality photo?

Many people think it is all about the camera, the lighting, and heck, I've even seen Photoshop used to edit photos to make them better. But, a lot of times, the one thing a picture needs is a good subject to photograph. A home may be be full of clutter and the stuff you need to just live life! (Too much furniture, photos, clothes...)

Have you ever heard that if you visualize a result it will happen? Why not visualize yourself moving? Call a company like PODS where they come with a large mobile storage unit that you can load with your stuff, then they come pick it up and move it to their property for storage until you are ready for it. You are basically visualizing your move by actually moving prior to the sale. It is really just a mindset, but if you plan the move it will happen!

But, now that most of your stuff has been moved, this leaves your home less cluttered and that makes it easier to take a great photo of your property that people can fall in love with before they ever step foot in your property.

Todd - I absolutely agree with the point of the post. Removing clutter is imperative. If you are going to move, start packing up some of the items now. People get distracted easily.

Excellent advice Todd. I am shocked by some of the pictures agents take of clutter and mess.

I love the "visualization" command. You have to visualize to obtain it. That's exactly so much a part of the process.

Too bad more sellers don't de-clutter before they put their home on the market. I guess these people don't realize how incredibly important this is. Also, I've seen a number of photos that agents have taken showing clutter. Agents could fairly easily move a few things out of the frame of the picture before photographing. Obviously for really cluttered houses, that isn't going to help much with the photos - but it could really make a difference with some listings.

This is so important for sellers to remember. A little de-cluttering and cleaning now may lead to a quicker sale.

Indeed I could take all the lights and photoshop but I still won't look like Brad Pitt.!!! Perfect to lead this series with the photos. A picture is worth..... you got it!

Todd - I have sending out expireds letter and seen some crazy photos and lack of etc. I sure makes a huge difference to have less not more. ~Rita

Interesting post. I do think a property has to be priced along with having a pro-active agent. When all the pieces line up the property will achieve aclosing.
