If you click (or cut and paste) the link below and type in the address of the property you are looking up, it will tell you if that property is eligible for the USDA Rural Housing Program. Rumor has it that they (Rural Housing) are currently out of money, but will be funded for 2010 shortly. Perhaps only weeks.

Here is the link that will allow you to put an address in to see if the property is eligible for Rural Housing Financing...it is a great marketing tool!! 

This site is used to determine eligibility for certain USDA home loan programs. In order to be eligible for many USDA loans, household income must meet certain guidelines. Also, the home to be purchased must be located in an eligible rural area as defined by USDA.

(For those unfamiliar with this program, it has the capability to give down-payment grants to buyers.)

Good information Dee..this is a great program that too few lender know about.  FYI, I believe the USDA funding allocation for the new fiscal year has been authorized now.  My company, like many larger financially stable leders, did not stop funding USDA loans even when the allocation had expired.  Feel free to contact me if you have any question on USDA financing; I have originated a lot of these over my 25 years in the business.

I just went through a deal with my buyers using USDA lending, the property has a pond which is the homes water source, found out the hard way Rural Development does not like ponds!!! Rural properties all over N.W. Ohio have ponds as its water source, this was a stumbling block I was not aware of & cost my buyers alot of hardship, paper work & a late closing.

When this one closes we will be jumping for joy:) Karol

Dee,  To me it looks like Pemberville is ELIGIBLE.   The lighter color are the Eligible Areas.
