A few weeks ago I posted a Blog on this topic on Active Rain, and I decided to turn it into a full article for RealtyTimes.com.   This maybe a great article to give to your brokers, and your local MLS.  As an active agent...I think we have a responsibility to ensure the listings are entered correctly.  All errors are just magnified by IDX.

I have clients tell me all the time that they can not believe the junk and mistakes they see on the MLS.

Jim - I have seen so many mistakes in the MLS, from the area that the property is listed in to no directions or incorrect directions...but I think the worst thing I have seen is no pictures and no marketing comments.  I can't believe an agent actually thinks they are marketing the property when they do things like this.  What an injustice to the seller!

Hi Jim...Great Post, is MLS really serving us as would like too any more? In Canada the Competition Branch of the Government is wanting us to make changes in our Rules to almost allow anyone to post a listing and allow consumers to make offers direct to Sellers...mmm. Maybe time to stop offering MLS Public site in Canada, and let the Realtor in each area serve the Public like we know how to.

Congratulations on the article, Jim.  And yes, there are so many badly presented MLS listings it is mind boggling.  Personally, I dont' bother with the ones that have not pictures or are sloppy because it seems to represent the house itself.

Hi Jim.  Their laziness makes everyone look bad.  The client will blame their Agent for the lack of professionalism of another agent.  I just recently found the perfect home for a buyer.  The buyer was of course very excited.  I called the listing agent and was told it was a short sale.  It was not disclosed on MLS.  I then had to explain to the buyer, the home was actually a short sale.

Sad but true.  Sometimes when I see a listing I can only think that the listing agent considers the opportunity to expose their listing to thousands of agents and consumers to be a chore rather than an opportunity. 

The MLS listing information is the single most important marketing function available to a listing agent/broker.  Yet, it's treated as a chore.

I especially love the ones whereby the AGENT REMARKS ends with "Sell B4 I do", for a listing that has been on the market for 5 months with no showing instructions, no photos, no room sizes, no amenities, etc., etc.

I realized long ago that many agents have no interest in co-oping their listings so it makes perfect sense to have defective listing information in the MLS system.

The MLS description is the front door to just about everything that happens. Incorrect/incomplete MLS information is a reflection on the agent, brokerage, and will affect the property.

Joshua Miller, REALTOR®  I lost a buyer referral because of that.  An agent I know put a home in as a 'short sale' and it wasn't... in a 550K neighborhood, and listed it for 325K.  All without approval of the bank.  No matter how I explained it to the buyer, they did not believe me.
