One morning a few weeks ago a potential buyer walked into my office asking to meet with me. I was out showing property and my office connected the buyer to my cell phone. I agreed to meet with the buyers that afternoon.
The couple wanted to see the recreation centers since they were thinking of possibly purchasing a home in Sun City Grand in the spring. We spent the afternoon touring the recreational facilities and checking out a few vacant properties. They returned to Oregon the next day.
A few days later I received an email from the couple thanking me for spending time with them. When I responded to their email, I asked how they selected me, out of over 350 agents in my company.
This picture was attached to their next email which is worth a thousand words. I listed both properties on the same street. Both of listings were referrals.
One property sold in 4 days, the other in 3 weeks.
I'm frequently asked how I get my listings and referrals. That's easy. I live here.
Want to be successful in your target market? The answer is to capture it to its fullest by being active in the community you live in. Anything else would be an empty container of water trying to be filled with just a periodic success.

This is such sound advice. Our market is saturated with commuter agents. I often wonder how long it takes buyers to realize they don't know squat about the area.
