Many people feel that November and December are less than stellar months to buy or sell a home. I don't believe there is ever a bad time of year to make a real estate transaction.  Here are 10 reasons why  these months present  great opportunities.

1. Unmotivated sellers take their homes off the market. Therefore there is LESS COMPETITION for serious sellers. Unmotivated sellers will put their homes back on the market in January when a rush of other will also. Chances are they still won't sell unless they are priced correctly and show well.


2. Homes SHOW WELL over the holidays. Seasonal decorations, warm fires, wonderful smells from the kitchen entice buyers. TIP: Leave some cookies on a plate for the potential buyers.


3.There may be LESS SHOWINGS but most showings will be from SERIOUS BUYERS. People are busy at this time of year and if they are out looking at homes they are usually MOTIVATED TO BUY.


4. Buyers who have just sold their homes in the FALL MARKET are looking to buy another home. These are FIRM BUYERS. Many want to be in their new home for Christmas. TIP: Treat offers from firm buyers like gold.


5.Selling your home in November or December gives you the opportunity to wait until the New Year to buy. There will be more inventory and you will be in the driver's seat.


6. Many buyers getting transferred need to relocate for the New Year. Chances are they are scouting for a new home during the holiday season when they have time to bring their family to look.


7. Many people buy homes or condos for their children who are beginning College or University in January. If you live in a College or University area this is prime time to sell. TIP: If you live in a college or university town, you should consider buying an investment property to rent out to students. 


8. For BUYERS, there may be more room to NEGOTIATE PRICE as most sellers on the market are MOTIVATED to sell.

You will receive their undivided and devoted attention. The same goes for lawyers, mortgage brokers, moving companies, etc. Moving costs may be reduced.


10. Don't forget that life circumstances force people to buy and sell at any time of the year. The market for marriage, divorce, retirement, inheritance, empty nest syndrome, first time buyer, single buyer DOESN'T STOP in November and December.

TIP: Consider the months of November and December as Opportunity Time.

Absolutely!    People are buying all the time...no such thing as an "off" time.    Your first point about diminished inventory is a good one, from a seller's perspective, too.

This is a great blog post by a fantastic REALTOR who works in Ontario, Canada.

It covers why the next few months really are a great time to sell a home.

 

If she worked here in "the States" I know she would have included THE TWO BIGGEST REASONS THIS HOLIDAY SEASON WILL BE THE BIGGEST IN HISTORY FOR HOME SALES:

Those reasons are:

Santa Congress is giving us all a $6500 fully refundable tax credit for move-up buyers who have been good boys and girls and HAVE OWNED and lived in their personal residence for at least the last five years.

Santa Obama will be signing off on that as well as an extension of the current $8000 credit for anyone who has NOT OWNED a personal residence in the last three years.

 

BOTH credits will be on the books before you (or your Member of Congress) goes home to grandmother's house for Turkey Day.

 

HO! HO! HO!  MERRY THANKSGIVING!  HAPPY NEW YEAR!

I'm right in the middle of a sale of one of my listings where we have well problems. The seller will be a buyer as soon as we are done.   We are already under contract for that.  Now we can close after November 30 and get credits for both purchasing parties.

The $6500 takes away much of the sting for my seller/buyer who has been hit by higher than expected well costs.

I'm already thinking this credit extension/expansion is going to be great.

Sorry it doesn't apply up TRUE NORTH.

Hi Ted - That's great.  I'm not usually very busy at that time which gives me a chance to do the Christmas shopping and family stuff.  But when the phone does ring I'm ready to run with it.

Hi Wanda - I'd love to squeek a couple more deals in before the New Year.  Then we have to get working on 2010.  Yikes.  It's coming too fast.

Al & Peg - I'm afraid I've only bought 1 present so far.  And it's for my sis in Calagary.

Hi Jim - That's great if Americans are using their rebates for stimulation of the economy.  Ours is a little more complicated and no where near as much money.  It's for renovations.

Jenny, very good points.  I'm usually busy in November and December.  Houses around here are going up one day, and selling the next.  They are great homes, priced right, of course.
