There are so many novices in real estate today that only understand credit and financing.  Forget that for a moment.  Financing is harder to get these dasy becaus of rising unemployment, underemployment, and more scutinay from lenders that do not want to take on risk.  However, there are still quite a few buyers with cash.  Some of these are investors, and persons that feel the money is safer in something that is tangilble like real estate as oppsed to a soft assets in stocks, securities, bonds, and in the banks.  So if you have not worked wiht a cash buyer, you need to get ready. Prepare your sellers, let them know that they are not going to offer you full price.  You are now dealing with educated buyers that know the true value of properties.  They will make a lower bid to test the market, however do not make the fatal mistake of rejecting the offer outright.  Counter the cash buyer with a reasonable counter that shows you are willing to negotiate.  Do not posture and counter back with a full price offer.  It may be your only offer in this market.

Some caveats in dealing with a cash buyer?  Yes, of course there are!  They tend to be riskier deals if you do not understand the process, and do your homework!  They love dealing with new agents, because they can manipulate them because of their lack of knowledge.

  1. Proof of buyers funds or accounts needs to be verifed ASAP!  In writing, print and phone call.
  2. Use board standard contracts - never allow them the use their own contracts!
  3. All items must be in writing.  Take no verbals on counters etc.
  4. Ask your broker to review the offer and terms with you and homeowner if necessary.
  5. Do not underestimate the cash buyer, they understand the deal better than you.
  6. In negotiations, don't concede too much too quickly.  Cash buyers are the ultimate investor and will smell blood in the water and want more concessions.
  7. Focus on a quick close, but have the seller retain possession until the last possible moment.  Never allow a pre-occupancy!
  8. Do not allow a substitution or assignment of contract.  Next buyer will not be as qualified.
  9. Realize the buyer is not being guided by a real estate professional - most will choose to be unrepresented buyers.
  10. The secret to a cash deal is a quick close!

Cash Buyers are great, especially in the current market .... the problem is they expect to get huge discounts because they're cash buyers.

I'm working with a client who has $1.6 Million cash to spend on a house .... but the homes he wants are all valued at $2.2 Million plus.

I've repeatedly researched our Central Florida market and right now about 40% of all sales are to cash buyers. Cash buyers definitely need to be taken seriously.

Jim, I LOVE cash buyers. I would estimate that about 75% of our buyers pay cash. The hardest thing to over come is that they think they will get a better deal because they are paying cash. That is rarely the case in my market.

I think you may be right in saying they like new agents so they can manipulate them.  I had one who made an offer through a new agent for my listing and said they were paying cash.  We accept and then they switch to a loan.  I had specifically asked the selling agent if cash meant cash and he replied that it did.  I even wrote a blog about the transaction calling it "dirty pool."

I like your thoughts, especially that  they may know more than you. I see it also as trying to find where their deal is coming from and why. What is their motivation. What is it that they really are trying to accomplish?

You also talk about what I call working through an inexperienced agent and not with them.

Being a cash buyer doesn't mean the deal is already done, as you point out. There are many things the seller needs to be aware of before signing off and they should read this blog right here.

Hello Jim, we love Cash Buyers out our way as well.  Another tip from our broker is that some financial institutions may limit the amount of cash that may be taken out of the buyer's account on a day-by-day basis (in the name of fraud protection).  These buyers must let their financial institutions know well in advance of the Closing date and be certain their funds are 100% available to Close.  Thanks!  John

Duncan ABR, CRS, GRI, e-PRO Searcy AR (RE/MAX Advantage)  I agree.  First of all with so called "cash buyers" it has been my experience there is a much higher change of fraud.  Over the years I've seen bogus checks, proof of funds, stolen check, pre-occupancy requests etc...  Experience can spot a lot of that.

Richard Stabile Bergen County New Homes Builder Realtor (REMAX real estate associates)  Some of the smoothest talkers I've seen over the years are cash buyers. It is like watching 3 card monte in action.  When it boils down..thre are a few really good cash buyers. You have to be able to tell the real buyers from the phonies.
