Are you fit to sell?

I was preparing dinner a few weeks ago and had the weather channel on to catch the week's forecast. My mind was kind of tuned out as I was running down the list of the comings and goings in our household for that evening. Before I even got as far as "drum lessons", I was immediately reeled back in to the present by those five words . . . are you fit to sell?

I couldn't believe it! This is my mantra. I've lived and breathed this for much longer than I've even had my own home staging business. I mean, I have my business because I passionately believe in preparing a home or property for sale! (Well, only if you care about getting top dollar, that is.;-0)

Welcome HomeBut then I froze--onion tears and all--as I tried to figure out the implications of a nation-wide campaign by one of North America's leading real estate franchises empowering home owners to be more proactive in selling their homes. Would this be good for business? Bad for business? What if they are "giving away" information that makes a staging consultation no longer necessary?

Well, I am glad to say that as the proverbial ball spun around the wheel in my mind, that it firmly landed on, it's all good.

What I believe this campaign and value-added service by ReMax professionals will do is . . .

 

  • Increase awareness that buyers have changed right along with their expectations. Thus, sellers must change as well, if they want to attract those buyers and profit in today's real estate market.
  • Increase competition among real estate professionals to offer value-added services and arm their sellers with appropriate knowledge and tactics to compete in this brave new market. Realtors who have more than just a big black marker in their toolkits for price reductions will be sought out as true real estate marketing professionals. And for those Realtors who have banged their heads against the wall getting their vendors to "step up", they will now have tangible motivation backing them up!
  • Increase demand for home staging consultations and services as most sellers will feel overwhelmed and stressed with the extra burden to keep up (isn't time already at a premium??).
  • And ultimately . . . Increase the quality of pre-owned homes for sale. This is where everyone wins! I believe it will bring home-maintenance issues to the forefront of home owner's minds, knowing that when they go to sell down the road, good maintenance all along the way will pay off.

But that's my opinion! I'd love to hear what others think about this rather "progressive" move on ReMax's part! Exciting times . . .

I've seen the commercials too Deena.  I think they put a positive spin on staging and will only help to move our industry forward.

I have not seen the commercial yet but have heard about it for the last year. I work for a Remax brokerage where the broker of record has developed his own listing proram called Smart Sale which sellers pay a premium for. For the premium services offered in Smart Sale program they must agree to a home staging consultation. If they do, then they also get things like professionally taken photographs etc. It is a huge hit with sellers and keeps me very busy.

This promotion is all good news for stagers as it will increase awareness for the many people who never watch HGTV shows about staging or who do not think it applies to them.

Michelle - Wow, that's a cool idea, too. I'm curious what you mean by "pay a premium for?". I work for Realtors who hire me to do a staging consultation with each new vendor. The vendor can then choose to implement my suggestions on their own, or hire me to do some hands-on staging. And then the Realtor hires me again to do the professional photos (I use extra lighting equipment, etc.). There is no additional cost to the vendor/home owner for the consultation or photos--they are totally provided by the Realtor as part of their services and standard commission.

I think it's only a matter of time before more Realtors start offering these value-added services! Through my photography network I've learned that in other countries commissions are set up very differently. The home owner puts up a "marketing budget" first (shows their seriousness in selling), but the the Realtor gets less commission later. I actually think that makes sense all 'round!

Hi Deena, Yesterday was bring your kid (I have sons only) to work day so I had to bring to 13 yr old boy and his friend (who may want to be a realtor LOL) with me, outside of having them clean the windows and check the listings. I made them watch the new "fit to sell" DVD by our company . No worries it is a great service and very good tool for our vendors but "most" ppl will definetly still need your help/services!!

Karen - nothing like indoctrinating them early! I'm with you . . . some people will always prefer to do things themselves (I might be one of those;-0), so giving them some info and being there when they need more advice is one role we play. But like you say, most other people are too busy and too disinterested in the work necessary to take it all on without some professional help.
