The Anthem AZ real estate market is still moving along nicely, at least according to October's statistics. Even though the number of homes has inched up slightly over the past couple of months we continue to see the average sale price move up. And the year to year decrease in Average Sales Price continues to narrow. Which tells us the worst is behind us. The burn rate is down to 2 months now, and the average days on market has fallen to 68. Based on those statistics we have a traditional seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. It's safe to get back in the water.

Homes Pending: 260 (Up 1% from Sept. '09)
Homes sold in last 30 days: 91 (Down 17% from Sept. '09, Up 18% over Oct. '08)
Burn rate (Inventory on market / by homes currently under contract) = 2 months supply
Avg. Sale price (Solds): $232,417.00 (Up 1% from Sept. '09, Down 9% from Oct. '09)
Avg. price per sq. ft. (Solds): $94.27 (Up $3.29 per Sq. Ft. from Sept. '09, Down 11% from Oct. '08)
Avg. Days on Market (Solds): 68 (Down 7 days from Sept. 09, Down 36 days, 35% from Oct. '08)
