I could not believe what I heard today  "I do not show Short Sales in St. Petersburg"

It doesn't matter how long you are in the Real Estate business, there is something new every day. Imagine this, it is 7.30 am, I had one too many drinks last night, it is a full moon and my coffee pot was very slow........My phone rings, I answer in my best realtor voice (despite the above mentioned problems) and I have a not to friendly voice at the other end, asking if one of my listings was still available. She goes on telling me that she has been trying for more than two weeks to see the house but that I obviously make it impossible to show the listing. I had NO clue what this lady was talking about and she went on telling me that her realtor has been trying to make an appointment with me for over two weeks and cannot get one. (Please keep my morning problems in mind) I heard myself say.  I am sorry but this is BS. I never ever use these words or the abbreviation but this accusation was simply outrageous before coffee at 7.30 in the morning.  I make an all day story short, in the end we found out that her realtor had never ever contacted me and that he simply does not show Short Sales but instead of saying to his clients "I do not show Short Sales in St. Petersburg"   he tells them that the listing agent can't be reached or that the house is tenant occupied and can't be shown.

The story had a happy ending, I showed the house a few hours later and wrote up an offer.

BUT I just can't get it out of my mind "I do not show Short Sales in St. Petersburg"

I wonder how many Realtors are out there NOT showing Short Sales?

Is this a onetime incident or do you have similar experiences?

Wow pretty short-sighted of him and then for him to lay it at your feet instead of taking the responsibility.

Heather, thanks for your comment. I am still in Shock. I don't know how it is in your area but here in Saint Petersburg tampabay Short Sales and Foreclosures dominate the market. I wonder what he is showing his clients.

Anne: more power to you. I have heard a few Realtors who plainly will not do any short sales. In this market it is eye raising. Many have been burned to often and just will not bother anymore. If a client wants to see a short sale it is your responsability to do so. There is also an ethical point here.  Interesting post.

I try and steer my buyers away from short sales if I can help it, but I tell them the reason.  I would report that realor.  Seriously.  You will feel much better in the morning :)

But on the serious note, I think it is highly unethical to lie to your clients and to tell stories about another Realtor that are simply not true.

BUT it get even stranger, I was the one who had the ethical problem when the client asked me to write up the offer for her. She had been working with the other realtor for a few weeks and I do respect this, so I explain to her that it might be better to call "her" Realtor and have him write up the offer. Well, she is done with this Realtor and did not want to work with him anymore.

Jane, that is what I feel like doing, but honestly, I do not want to invest the time. here in Florida it is a ton of paperwork, time and energy that you need to invest and in the end, they get a warning?

Anyone who can be that choosy, should also be honest with their clients.  Short sales are a pain, no one would deny that, but chances are had they been honest, they would have at least had the respect of the buyer.

Even though I list short sales, I tend to steer my buyer clients away from short sales until it becomes apparent that my client is not going to find what they want in their price range. However, unlike the agent in your story I explain very clearly to my clients why we need to exhaust our other options before we start looking at short sales.

Hi, Anne. WOW, several problems...a slow coffee maker, a short sale and a lousy realtor. 1. Coffee is always worth waiting for! 2. I'm glad you were able to write up an offer and it's a compliment to you that the buyer preferred to work with you. 3. I agree with Jane; I think you should report the realtor who maligned you to cover his own laziness and incompetence. No one wants to do that for fear of retribution but you have to draw the line.

I am not a realtor (but I play one on TV)- I'm just a guy that works in real estate , but the other realtor that you were dealing with must have more closing than he can say grace over.  Know that short sales can be a pain, but if that is all 'ya got, then do it!
