Your home is also a valuable investment!

Many times I work with home buyers who do not completely understand the importance in the details of choosing the right home. As important as it is to like the home that you buy, it is even more important to have the best choice for buyers when you decide to sell. Your home is also a valuable investment!

Choose the right location. School districts, crime statistics, and accessibility to highways and local attractions all come into play for potential buyers. With 80% of homebuyers starting their home search on the internet, buyers are so much more informed than ever before.

Your lot is also very valuable. If your home backs up to a railroad track or highway it will be less desirable than a home for sale across the street. The view should be pretty and your lot should be quiet. Desirable views are pool, waterfront, or garden. Buyers also like green space. Yards that are all brick or have a pool that takes up all of the outside space is less desirable.

The Home. It is always best to buy a smaller home in a nicer neighborhood. 3-4 bedrooms and at least 2 bathrooms are best and cover the majority of buyer's needs. Also, if the bedrooms are shaped oddly or too small to fit a bed, you should reconsider. Master bedrooms should have a walk-in closet and a place to keep linens, as well as an attached master bathroom. Modern appliances and cabinets/countertops are also essential and can really make your home stand apart from the neighbor's. A garage is also important. A laundry room that is inside the home and on the first floor can make for easier access and add value as well.

As much as your home should be comfortable for you, at some point in time you will be a seller. Wouldn't it be great to have the most desirable home in your price range?

Pam, I often advise buyers to think about the potential re-sale when buying.  If they don't like the railroad tracks in the back, chances are neither will a potential buyer 10 years down the road.  Our job is to advise.  Ultimately, the home choice is theirs.
