I received this email a couple days ago and saved it so I could keep reading it. Before I continue ...this person is a Hawaii licensed real estate agent and a member of our board /mls. 

I have my own opinions about this scenario and keep wondering why a licensed agent and member of our board/mls would want others to look for property when they have access to the mls?

PROFESSIONAL REAL ESTATE INVESTOR LOOKING FOR PROPERTIES Hi, my name is XXXXXXXX and I am an investor in the local area.  Due to the current economic conditions, I have decided to ramp up my existing operations.  I not only represent myself but I also have several investors in and out of the area that I help find, rehab, rent out, and manage properties.  Because of the money backing me, I have set the goal to buy 100 hundred properties within the next 12-18 months.  Some of these properties I will buy and hold myself, some of them I will sell to other investors and some I will buy, fix up and flip for myself.  Regardless of the strategy I use on each property, I need to be very aggressive on the price I pay for the property, especially in the current market.  I have not chosen a real estate agent to represent me yet.  The agent that I choose cannot be afraid to offend other agents with low offers.  The agent I choose also will have to be available at all times.  I use several strategies to buy and sell properties quickly, including making verbal offers when permitted.  I will also look at a lot of properties and buy only a few.  So an aggressive work schedule will be required.  The upside of the agent who get accepted will be lots of commission.  We will close on properties every month.  I will pull in the agent on for Sale By Owner deals.  At times I will write additional commission into the contract when we ramp up to full speed.  All that aside, I am a professional and I expect to work with a professional.  I want to make money and I want the agent to make money.  Here are the type of properties I am looking to buy:

Single family home 3bedroom/2bath +, at least 1,000sq.feet.

No vacant ground

Located in whole Oahu only in low crime neighborhoods.

I delete messages like this on my email.  Will not give them the time of day.  Don't waste your time figuring out why a fellow real estate agent would be doing eblasts such as this and focus on the business that you can create and close.

Sally, I am also scratching my head. I am not sure I understand unless this person is looking for someone to leave their place of business and come onboard with him/her. I am mystified! Well, if nothing else, it was good blog fodder.

Hi Sally! This is just plain weird. If the person is an agent and a member of the MLS, why aren't they doing this themselves and taking their own commission? Maybe they just want to protect their own reputation while making their agent's name mud in the market lowballing everyone across town. Showing a lot of properties and only buying a few sounds like a pain in the fanny to me and definitely something I'd pass on.

This sort of thing has been around longer than any of us!

It's not hard to understand. These predators pray on naive beginners and the criminally stupid. Just like the general public everyone of us wants a bigger and better deal and when flattered and promised the moon many will accept this until they are burned, they will be burned. I started teaching real estate in late 1973 there was always a new agent or two who would argue about such things they were either doing it or new some one who was. Funny none of those agents ever mentioned any closings or were around very long!

Loan originators are just as gullible.

I once saw an entire community fall prey to such a con-man. Collectively it cost them about $18,000.

One big clue is when some one says they provide professional services for others and don't mention there license/s! "I help find, rehab, rent out, and manage properties." 

Don't loan money or waste time based on big promises!

Bill: That was the best response I've seen...and of course it's a big scam for sure. Otherwise, they need to research, go looking, go driving around and doing their own work...they have a license and are a member of our mls....bottom line....this is NOT a real estate professional who should be holding a license.

We think in the best interests of our clients....and I sure wouldn't want a client like that.

Sally this is interesting, he is a license Realtor, a professional, has money, and has investors besides himself.  But wants to pay someone for doing what he claims to do, in other words give out money that he could keep for himself.  This smells and it isn't a pleasant smelling aroma.

Isn't it amazing how some people run their real estate business? Hmm.... I believe that I think and do ..in the best interests of my client. From all appearances, this looks like a person who is surely going after using other agents for their own benefit and laziness. If someone is a member of our mls they surely can do their own homework.... that in itself is ewww.

I've received similar e-mails here. I can't hit the Junk Mail button fast enough! There are so many typos and grammatical errors, I doubt they even speak English. So we not only have a language barrier, we also have a spammer, and a jerk who wants an agent to jump through hoops. NOT!

I am going to :-x and say there is a local rainer who has asked me to do his work for him.  That's it, no more.

In whole, I have received these emails over the last year.  They are either looking to buy at trustee's sales and want your insight or they are looking to double escrow short sales.  Not worth your time at all.

Sounds good on paper but who has the time?
