I ran some statistics for the first half of this year compared with the first half of '08. I had to use numbers from earlier because sometimes it takes a while for the tax records to be updated. What I found was not too much of a surprise due to the economy. I found the number of vacation homes sold in Southern Maryland have decreased from 51 sales in 2008 to 18 in 2009.

How do you determine which are vacation / second homes as compared to primary residences?

It takes some research: in the tax records I determine if the buyer lives outside the area and if it is a waterfront/view/beach property it is considered a vacation home.
