Real Estate Market Activity in Battle Ground Washington - October 2009

Earlier this weekr we logged into the MLS for Vancouver and Battle Ground to obtain a quick snap-shot view of what happened real estate wise within the confines of Battle Ground, in Clark County Washington. Here is what we have to report:

From this quick view we see an almost 33% Decreas in the number of Pending transactions, while the number of Sold homes decreased by One; as well as about  one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Forclosures + Foreclosures combined are about 29.9% of the Active homes listed (26.5% last month), yet they represent about 40.7% of the homes going under contract (27.5% last month).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-PreForeclosure / Foreclosure category. In our opinion we are starting to see a leveling in that ratio overall in Clark County, with more fluctuation short-term in Battle Ground

4) PENDING = listed homes that have been marked as under contract by the listing agent during the past 30 days.
5) SOLD = listed homes that have been marked as closed sales by the listing agent in the past 30 days. Note: some of these sold homes may have been "pending sales" for far more than 30 days!

Hi John...looks like your home buyers have some choices at the moment..and 50 Sales that not Bad, for this time of year. When the mortgage rates start to move up, Buyer will be disappointed they never bough in this market.

Hello Fred, I know a lot of folks have been searching recently for acreage property, and right now the affordability may never better.  When those rates go back up I doubt they'll be back to these levels for a long time.  Thanks!  John
