Yup!
Ready = committed to buying, need to buy, want to buy. Ready to be educated on the market, the buying process and homeownership as a all. Ready to rely on your experience to help guide them through the journey of home ownership.
Willing = Willing to be realistic as to what to offer. Willing to give up something to get most of what they want or are 'willing' to wait for the perfect home.... in a realistic time frame. Willing to work with you and have you work for them. Willing not to go shopping without you. Willing and accepting of understanding the importance of working with a Buyers Agent. Willing to listen to you rather than family, friends, co-workers.
Able = Able to make decisions about the process of buying a home without friends, family, co-works and the like. Able to ask questions and able to listen to answers. Able to be emotionally attached to a home and able to un attach should their offer not be accepted. Able to obtain all the financing they will need at the terms and rates that they are ABLE to get!
The key is determining in the 1st, 2nd, or by the 3rd meeting or phone call where the buyer is in these steps. I have a check list and have some questions to help me deterimine it. Sometimes it is all about what you don't hear them say.....

Great post! Buyers are lurking around on the Internet trying to figure out when to full the trigger. I think we have to provide them with the information they are looking for and show our value.
