I Want To Sell Your Listing! Please Answer Your Phone!!!

What is going on with some real estate agents these days? This is not a lie or even an exaggerated story. Yesterday, I had a buyer who was interested in looking at some short sales. I don't know about the area you are servicing, but in my area, a lot of the short sales have owners who are MIA (missing in action).I guess a lot of them have completely given up, so they just leave the area and their agent has no idea how to reach them. I don't want to waste my buyers time on those properties. I also don't want to waste their time on short sales that are still in the "fishing" stages. You know the houses...the ones where the agent puts a low, low price, trying to attract that initial offer so he/she can submit the package and get the negotiation under way.

Well, our MLS has the "Request A Showing" button where we can get the lock box code and register to show the house. That is fine and dandy, but I need to talk to the agent in charge to get my questions answered. I must have called on at least 20 short sales yesterday to find information...I TALKED TO 3 AGENTS. I did leave messages and 2 called me back. So out of 20 attempts to talk to the agent, I got a hold of 5 of them. A whopping 25% success rate. Does anybody answer their phones anymore? If you are that busy (which I doubt you are), hire an assistant. I want to sell your home, but I need to talk to you first!!!

Maybe I should change my whole advertising strategy to the following: Davis Signature Realty LLC...We aren't the biggest, but at least we answer our phones!!!

Johnny - you are right....so many agents don't answer their phones any more and don't call back! It is frustrating. I usually end up sending an email to those agents and that seems to work a little better. Not sure how these agents deal with potential buyers or sellers who call in...how much business are they losing? I'd say a lot.

Johnny.....the MIA agent has been around for decades.....and don't you hate to hear a voice mail message that says that agent will be returning calls between 5:00pm and 6:00pm in the evening.....that agent must have another job somewhere because her real estate job is not working out well!!!! wonder why???

Lori & Bruce-- I would bet they are losing quite a bit of business!

Barbara-- You're right, they have been aroudn for a long time. It jsut seems like it is getting worse! And I agree, those calling back between 5-6 must have another 9-5 job as well...which is fine, but at least let the office know the status on some of your listings!

Hi Johnny, I find that those agents avoiding the calls usually have their own motivation for not calling you back i.e. working their own deal and when it is dead then they call you!

Karen--I actually didn't think of that, but that is a good point. Too bad that isn't what we agreed to do though. These agents should be looking out for their sellers best interests, not their own. I prefer to be hard working and ethical...maybe that is why I'm not rich!! LOL

Johnny, i couldnt agree more! When we got into real estate it was for the reward! At least for me, the reward was seeing a client enter there new home, not the paycheck. When you truly love what you do every day is a reward and the money follows. Real estate has to be a passion and sadly for some it is not. I think the agents that do not return calls are in it for the wrong reasons. It is frustrating, and unfortunate for their clients because they are not getting a true Realtors help.

Lori--I agree. If you don't have the passion, real estate is just another job. I can honestly say that for me, real estate is alot of fun. Sure, I have my bad days, but for the most part, I love it!!

I've been showing alot of REO property lately and in my experience, when I've found it necessary to contact the listing agents for information, they are often "no where to be found". Days can pass before contact is made. It's infuriating for me and my fellow agents who are trying to sell these properties.

In my area of Florida (central West Coast) the market has been so bad that a lot of agents do have full-time jobs and try to do their real estate "job" on weekends and/or evenings. Most of them can't answer their phones during the work day which I find completely frustrating when they are the other agent in a contract we are working on. But,they do have families to feed so I try to emphasize but it is very difficult when you need an answer right NOW!

Toni--I understand that alot, if not most agents have other jobs right now. If they aren't going to be available, I just ask that they keep the office up to date with their listing so that questions can be answered.
