I have come to expect some scary things....

As I walk every morning I have come to expect to see some some scary things. I am amazed at times over what people will (or will not wear) when they take the trash out in the early morning hours. I wonder if they forgot that the time change last week makes it daylight earlier!

One man around the corner always calls my dog a bulldog although he is a Boston Terrier!

And then there is older gentleman down the street who I fiirst met as he was shuffling down the driveway to get his newspaper.

I offered to bring it to him but he snarled in a friendly way instead.

Now I see it as my challenge to circle the block before he makes it down the drive and back in the house - a race I usually win!

Just as he declined my offer of assistance so do many FSBO (for sale by owner) sellers.

Some folks are independent and want to do everything for themselves. I can understand this for some FSBO sellers. Some do succeed - 15% according to some surveys.

Some eventually decide it is not worth the hassle and call a real estate professional.

In the Viera, Rockledge and Suntree areas of Brevard County, Florida I have been fortunate to work with several FSBOs. I have some FSBO reference materials which I gladly give them in the interim.

If they need me, I am there - just as I will gladly walk the gentleman's newspaper up the drive to him if he asks.

Nice tie in with FSBO's. Keep working at it, according to your numbers, if only 15% are successful, that means that 85% are not.... so go for it.

Interesting post on my neighbors down south.

Gary, FSBO's have become a bigger piece of our market these days. With homes taking so long to sell, it gives us Realtors and advantage over the FSBO seller. I think they are giving in a bit quicker these days as they see what is going on around them in the market. We definately have to be open to this changing market we are in.

Gary - This is a timely post since I showed my client a FSBO home last week. We met the homeowner and he was a very pleasant gentleman with good intentions. The home was not prepped at all to be viewed by the consumer with many simple and common sense techniques missing to show the home properly. It was a shame because it had great potential. I followed up with an email to him and stated my client's concerns and offered a few suggestions to him. There is always a reason we have FSBO's and it is a fine line how to communicate, solicit and form a relationship. All the best.

Ken - You should come on down! Of course you may have to adapt!

I normally don't go after FSBO's...but they definitely need our help, even if they don't think so in the beginning.

Gary, I like you tie in to the FSBO's as well. Many of the sellers I'm encountering bought at the high and feel they have no other option than to try to market themselves. I stay in touch and answer questions and wait for the listing phone call.
