I work in one of the largest (and most successful) offices in Evanston.  We have over 100 agents who hang their shingle here and practice real estate in Evanston and the surrounds.  And we don't really have private offices, all the desks are out in one ginourmous room, divided by half walls and file cabinets.

I like the bullpen-style office, where we can interact with other agents easily... and we have several private conference rooms, for meetings that need to take place in privacy, as well as two small offices, that can be used for privacy when necessary.

I like this style, I've grown accustomed to it, and enjoy it.

There are several land-mines, however, in our office, that I have learned I must avoid.  There are some agents, with whom I try not to make eye-contact.  I know if eye-contact is made, I can kiss a good chunk of time goodbye, as they will engage me in conversation, and become a true time-suck, from which it will take great effort to extract myself.

If eye contact is made, I know that I will have to endure a handful of real estate horror stories, some bad jokes.  I particularly like to avoid the Eeyores... (or Debbie Downers)... they can ruin an entire day.

I can lose an entire day's productivity if I don't tread carefully through the office.

I have been told by a whip-wielding-leather-clad blogger, here on AR, that I should really stick to real estate related subjects in my posts.

I know most of the offices in our area are like yours...bull pen style.  I fortunately have an office and love being able to talk freely with my clients in a private and secure manner.  I find a shut door is a great thing :)

But it sounds like you have a system that is working for you...and that is the most important thing!

My office is the largest RE office in Austin, and probably the state. I am used to working in a smaller office, and it took some getting used to.

;)

Lori - while a "closed door" certainly has it's value... I really like the open room style.

Betina - a large office certainy takes some getting used to.

We started RE in a bull pen style office, and I liked it also. But I remember the time wasters. Now we own a small office and it is the people who come in to see us that take up my time. There are a few that I know will take at least 15 or 20 minutes everytime they come in. Sometimes I enjoy it, others not so much.

That's why I avoid the 'black hole' called the office.  Say hello, stay 2 seconds more than what I have to, blast out the door.

TLW get after you with that cute little whip of hers?  She did a nice post today about point whores which I enjoyed.  She's a straight shooter that's for sure - and did she mention she has a gun that she uses for 'fun'?

Alan - Happy to say that this isn't an issue at our office, but it used to be when I worked at a bigger place.  I learned a time management technique from Brian Tracy that has served me well when I get stuck talking to people who should be working.  I simply say, "Well, I guess I should get back to work!" and it reminds them that they need to do the same thing.  Works every time.  :)

Prest - there are some, that I know when the "phone"... that I'll be stuck for 15-30 minutes.

Lyn - I kinda live in the black hole.... I love the vitality of the office... but there are those time-sucks, you have to learn to avoid.

Jason - tried it... it don't work.  Some of these people don't take a "hint"... you have to hit them with a sledgehammer.  My line has become "well, let me go"...

Wear mirrored sunglasses, Alan! Nobody can talk for very long to somebody wearing mirrored sunglasses.

They have the added benefit of making you look cool(er), in a surreal sort of way.

No charge for this valuable advice. :)

Cheers,

Robin

I try to avoid complainers myself, but my office is small, so just sort have to take people as they come.

JL - they're not always that easy to avoid.  But I'm not just talkin' about complainers... there are those who "just like to chat", and don't have an "off" button, too.

Oh boy Alan, you must have had your brave pants on when you wrote this...or maybe that was the intention, do your office mates read your blog?

You must learn to dial down the charm my friend ;)

i always wear my brave pants, cynthia.  And yes, some of my office mates read my blog... but you can rest assured, that they wouldn't recognize themselves.
