The Ups and Downs of Buying a Long Island NY Home.....This isn't for NYC Feng Shui Consultants!

After being on the fence so long about whether or not to purchase a different home on Long Island NY, it was a huge relief in itself to have made the decision to go ahead with it.  I'm thrilled and now I actually can't wait!

THIS is why my buyer's are calling for some Feng Shui to help get their home sold.  I'm probably feeling every emotion a homeowner who has been looking to buy (and sell) has felt at one time or another. 

It's been 30 years since I moved last; while searching for a new home last time my ex and I decided to look at a home that didn't meet our qualifications.  It didn't even come close except it was in a neighborhood we both loved.

It had only 3 bedrooms and one bathroom while we were looking to move up and expand.  And I fell in love with it the minute I walked in the door.  Long before I became a Feng Shui Consultant on Long Island & New York I had decided that quite often, "your" home finds YOU.

Looking back, I realized that home had good Feng Shui.  There's no mistaking the feeling anymore.  It felt loved and it HAD been.  The previous owners did not want to leave but had recently had a "new addition" and they'd outgrown the space.

I'm SURE I was a pain to my realtor back then.  One particular disagreement was that we were having a Party in the house just after we'd put it on the market.  My realtor was very understanding and said she wouldn't show the house that day.

Prior to working with Feng Shui I remember thinking "What BETTER time to show a home?"  When people are there, energized and laughing and having a wonderful time.  We batted this back and forth but she finally agreed to bring her BEST prospects during the party.

It goes against Real Estate "Laws" from what I've read here on Activerain.  Don't have the homeowner present (goodness knows some pretty stupid things can come out of someone who is selling).  Our realtor and the prospects walked into a warm feeling, the smell of the bar be que going and many "good energy" vibes from people.  It was one Happy House!

We got two offers the following morning.  One was a qualifying offer, not much lower then our asking price!  And now, knowing what I know as I prepare my home for the market I am still wondering what to do.  Vacate-or throw one FUN party....

This is a great story and houses that "feel" happy do sell more quickly.  I've often said to a buyer that a house just felt good, or felt bad to me, if that's how I felt when I walked through the home.  Most times I don't feel anything in particular, so when I do, I pay attention.  Have a party!  I'd love to meet you!

Throw the party Carole!  We had a similiar situation once, we had a house on the market that was taking forever to sell even though it had had tonnes of showings.  One night, we called to book an appointment to be told by the Owner that she had 17 people for dinner and a jam packed home.  She allowed the showing and YES, those prospective Buyer bought it!

Carole, most of the time, when we ask that the seller not be present, it isn't so much because of what the seller may or may not say.  It's because buyers don't want the sellers there.  buyers don't feel like they can open doors and cabinets and look in the deep dark corners... they can't talk to their agents openly, for fear the seller may hear them ..... or they may say something to offend the homeowners, who then may not look at an offer coming from them (not because the offer is bad, but because they may remember what was said, if negative).

I'm all for having sellers cook delicious dinners during showings, and bake cookies, or make a fresh pot of coffee.  I'm all for having people around and having fun, although I still ask my sellers not to answer any questions about the house.  They are just to tell the agents to call me directly for information.

I'm looking forward to the party. :)

Carole..I always sit my buyers down and give them my little speech about I can show you houses ..but when it is the right house ..  you will get a feeling ..It may not even have everything you thought you wanted..but it will yell at you this is HOME..and you will not understand until it happens..and when it does ..they tell me..and it always does..;0)..

Sharon, It worked for us...and we had a good time.  I'm still on Long Island looking to move to another local area.

Susan, I'll have the party...if you promise to come.  I've been in a few homes already and nothing has felt right--yet.

Al & Peggy, Our realtor at the time thought it was the worst idea she'd ever heard....her clients ended up loving the house probably because they could see/feel the good times THEY would be having there!

Sylvie,  I myself have heard some sellers say things they never should have said--and thought that must be the reason.  They did come back the following morning to do all the things they didn't want to do in front of us (which I should have mentioned) and put the offers in that morning.  I have a juke box...you're coming AND you're dancing :)

Hannah, That house was screamng at me then :)  It was nothing like we were going to buy but I absolutely LOVED it the minute I walked in.  I still think of it fondly :)

Joan, I'm all for having a good time!  House hunting is hard work...and so is getting this house really ready to sell.

Sandy, I still believe that's what sold the other home.   I can't do the outdoor party but good music, good food and good people are more then enough :)

Jennifer...It is and it's scary.  What I've seen out there so far is making my home look better.  I'm determined to keep looking!

Yes, they say not to have the homeowner present, blah, blah, blah. A party is a good idea. I can see how that would work :)

A couple of years ago I had some Clients who were wanting to move up from 1,300 SF to about 2,500 SF. We went to visit a house in a neighborhood they loved, but Mrs. Client liked the entrance to the house for sale across the street, so we went to look at it even though it was just 1,500 SF. Yep, they wound up buying the 1,500 SF house. Never would have thunk that one.
