Through October of 2009, there have been a total of 8,805 homes sold in southwest Las Vegas. This area is roughly everything west of the I-15 freeway and south of Charleston Boulevard. The median sale was a 3-bedroom, 1743 square foot home with a selling price of $154,000.

Looks like the market is just starting to recover and/or stabalize.

Vegas got hit pretty hard from what I understand.

Ralph - I'll agree with stabilize, but don't expect to be talking about recovery until spring 2010 at the earliest.

Debbie - We're seeing a lot of activity from cash investors. I'd like to see a little more balance with regular and first-time buyers.

Guy - The last few months have established a bottom, but I'm not sure if we still have one more step down. We may start to see a little appreciation in the first half of 2010.
