It certainly isn't dead for classic bungalows in Ballard under 500k. This is one I listed on my birthday, the 23rd of October. No I'm not going to tell you the year.  It sold on the 27th for full price!

Classic houses like classic cars never go out of style.  Of course staging, out of the box marketing and spot on pricing go a long way to getting any listing sold in any market.

Susan ~ you did a great job bringing the orange from the kitchen into the living room .... this shows beautifully.  Congrats on such a fast sale!

Susan, your work is always such a treat to see. Your use of color on this one was fantastic. I am glad that things up there in the Emerald City are going well. We are still on Life Support around here, but the homes under $300K are moving if they are in great condition.

I could not agree more. I love staging the more modestly priced homes in this current market because the more affordable homes are the ones that are getting sold. Nothing feels worse than a staging sitting because the home is simply at a price point that is not seeing any activity. I love that you used rich colors in this house. A cozy feel simply sells in this area.

This market area has always done well and even in the current market has been outperforming most other Seattle neighborhoods. Typically the under $500k price point is selling in 60 days or less in area 705, and specifically below NW 85th.

We've got a bungalow coming on soon that we anticipate will go quickly now that it's being updated. There will be a BIG difference in how it looks from its past listing with MLS4Owners to Team Reba since we're helping the family with targeting getting certain items updated and we'll be staging it as well, and using our usual professional photography.

Congrats on the sale!  We'll have another one to join you soon!

Carla: Getting your listing sold is the best birthday present ever.

Michelle: Pricing helped too!

Maureen: Thanks for noticing.

Kathy:It's definitely slower above 500k here as well.

Lisa: I know what you're talking about. it's a shame when they go to the effort of staging but are unrealistic about price.
