Jason, on-line real estate will hurt run-of-the-mill agents and the top people won't miss a beat because they will always find a way to provide value and service. 

So, my take is that on-line Real Estate is good for consumers and good agents and the other agents should find other work.  Buying or selling a home is too important to be given to people not at the top of their game.

I also like the 5% price reduction every 30 days that it does not sell.  So drop the price of your $300,000 house by 15,000 every 30 days? Sounds to me like a commission - only with a commission the seller only has to pay it once!

Hello Peggy,

I guess you shouldnt blog at 3am in the morning but the 5% is a typo and has been updated, that was a roughdraft. The website shows the newly quoted guarantee. Having been a buyers & tenant rep agent for the last 3 years I hate dealing with lazy listing agents who know that once they have the client tied to a listing agreement they have no sense of urgency and care less. what happens. I know this is not all agents but the ones in my market that have the bulk of listings from banks & consumers take days to respond, dont work weekends and basically dont care if the home sales or not. I agree that buyers agent deserve 3% for actually working with and taking clients around to view homes. But with so many flat fee listing services and FSBO websites it is getting tougher justify 3% listing agent commissions when people are constantly losing value in their home.
