Currently there are 13 homes available in Valencia under $450,000. Four are in the Valencia 1 area in which the home on Via Boscana has been on the market the least amount of days at 2. At $450,000 I think it is priced a bit high. There are four homes available in the Tesora area of Valencia which has the least expensive home at $299,000 is available. Keeping in mind that this area has a higher property tax bracket. My favorite out of the list would be 23862 Bennington Dr. This is a regular sale in a highly desirable area of Northbridge in Valencia. That area has paseos, community pools, and award winning schools with lots of kids in the neighborhood. Definitely a must see.
