Roof Inspection Series for First Time Home Buyers and Home Owners, roofs are composed of various surfaces materials that are used together in order to keep the weather out, that includes rain, sleet, snow, and wind from entering the building. The roof area is constructed with the structure, covers, flashing, gutters, and downspouts.

Various elements of the building may penetrate the roof and effect the functionality of the building's roof, these may include chimneys, flue pipes, vents, and even skylights.

Your Inspector should take into consideration the unique charactoristics of all these materials and componentes and understand just how they function together to keep the weather out.

 

Roof Components

 

Roof Inspection Series for First Time Home Buyers and Home Owners, your Inspector should do a visual inspection of the materials and installation of the primary roof covering. Many different types of roof covering materials are used all over the Country. Some of the most common types of roof materials used are. Ashpalt or Fiberglass Shingles, Asphalt Built Up Roof, Rolled Roofing, Cedar Shingles, Cement Fiber Shingles, Metal, Clay Tile, Slate, Plastic Shingles. All visible roof flashings should be inspected for signs of damage or decay.

Dale, This is GREAT information.  Most of our roofs are covered with composition shingles.  I'm not sure why they don't use more clay tile here with our hot sun.

Dale composition roofs and metal roofs are poppular in this area. Whatever type roof a home owner may have should be inspected to make sure there are no leaks or damage. You can usually spot from the attic inspections if a roof has a problem. Wind and hail can cause considerable damage to a roof, one more reason for the home inspection.

No matter where you are, a roof inspection is a MUST!  Here in the desert, we don't get a whole lot of rain, but finding out you've got a leak during monsoon season is the wrong time to get it fixed in a hurry...every roofer around is busy, busy, busy!

Your sure right, haven a roof inspection sure is a Must no matter where you live. And you sure don't want to have to try to get a roofing Co. when the rain is coming down, they sure do get busy, busy at those times!
