ALWAYS Have a Back Up PLAN

We represent our clients best interests. THAT is my first and foremost priority when strategizing the sale of a home. In  Strategic Planning + Hard Work = Property IN CONTRACT my planning turned out to be a big positive and the townhouse was in contract by day ONE after the Open House. With 50+ guests to view the Mililani Townhouse for Sale there was no doubt in my mind that all efforts paid off.

But by the third day in contract the buyer's agent politely calls to inform us that they are backing out. No home inspection yet either. "The wife didn't really like it" was the reason....but hey......

.....I'd rather find out quickly rather weeks down the line.

At last Sunday's Open House the guest sign in sheets were filled out completely with guest, name of agent and so forth. I had also made notes on the side of the guests (i.e. very interested and said their agent would be contacting me) so I would remember who they were.

So when the contract fell out I hopped on the phone and within the hour had called five agents with the interested clients from the Open House. They were so excited and the following day received four contracts. We are now back in contract and have a back up offer besides.

Always have a backup plan.

Because as we all know it's never for sure....until it records.

Sally - 50 at an open house WOW I've never had the luxury around here 1 or 2, sometimes up to five and ocassionaly we might stretch all the way to 10 .... talk about a back up ... Oh how I love multiple offers (when you are the listing agent of course)

In this market where many loans are not approved, houses do not appraise---a backup plan is a MUST!

Are you shure your didn't use a smart phone or laptop and $500.00 of exoxiic software?

Good job, Sally.

You never know until at the closing table these days.

I have one found out this AM the sellers aren't moving. My buyers had a second choice so I quickly called the listing agent.

Now let's hope she didn't get anything else the last 4 days while the sellers were deciding IF they were going to Boston.

Sally, It wasn't until recently that I started having back up plans--of any kind!  They certainly come in helpful, I can now jump from one strategy to the next if things change.

Your backup plan is a great way to bring value to your seller. Too many people moan about the deal that fell apart, but you had a way to bring it right back together if/when needed. Congrats.

Lisa: Yup...and at this moment we have two backup offers with the 3rd position coming in as well. :)

Carole: In this day and age...this market...this economy...this world...need a backup plan...and then some.

Missy: You're telling me...it just goes to show...nothing is ever for sure...until you get word it's a done deal :)

Bill: I'm not too savvy on the phone thingies. PC yes....entering on a gadget that is too small for weary eyes (I'm in denial about magnifying glasses ;)  and not giving a personal touch to the 'guest register' is not in "my" agenda. I take notes with a pen...plenty of post it notes....even to the point right now I have one on my phone.....to not forget the cinnamon rolls!   :)

Kathy: It's been actually fun with this one....we have one back up ...two more coming in. What a joy!  And these are back up offers....

Lynda: Exactly!  If not for a plan b,c and even d...it's no wonder some take too long sobbing over a lost deal instead of picking up and moving right along!
