I read an article in the newspaper saying that people have hit a saturation point with purchasing over the Internet. I know I have been stung a few times with on line purchases that never materialized. And my on line purchases have not replaced the majority of my shopping.

But that article got me to thinking about something else. Maybe it is also time we REALTORS stop relying so heavily on the Internet to do our speaking for us and get in the face of our consumers a little more often and give them a chance to meet us. They may want know about us with out having to rely on the Internet. Maybe it is time to go back and re-implement some of the older methods of doing things, like creating a personal brochure and making sure that the people living in areas that we specialize in get to know us first hand and don't have surf the Internet to find us. We can't give up the Internet but we also can't totally replace our face time with it.

We have been focusing as an industry on the Internet for quite a while now with increasing our Internet presence as all important. It does seem as though with the Internet, everything we do in our real estate careers comes from the Internet. We must remind ourselves now and then that it surely doesn't. Yes, we must use the Internet to promote our selves and the properties we list, but not at the expense of being hidden away behind a computer screen just hoping to be found on-line.

I, like most of you reading this, have a great traditional and Internet marketing plan for marketing my properties that I list but maybe I have been neglecting some of the required face time in the communities that I specialize in.

There must be a tremendous number of folks that wouldn't feel comfortable hiring someone they have never met (except on the Internet ) to come into their homes and on the strength of our Internet marketing, trust us with their most valued asset. The younger generations don't own all the properties as yet.

While the Internet is an extremely valuable tool, being visible and present in the market place is still vitally important. The listing and selling of real estate hasn't changed so much that is has ceased to be a relationship business

Missy Caulk, Lenn was trying to make an exaggerated point. I point I made in the article was not to give up everything else at the expense of the Internet. Face to face time also build relationships, they are just different. You can smile. That doesn't mean it has to be one way or the other, it can and should be both.

Hi Joan, It is here to stay and it can serve us well. But if it won't become the only thing that can get you business. More efficient maybe but not the only way. It it were, then we might as well all be virtual REALTORS. For that matter , maybe we won't be REALTORS. The Internet is a tool and hopefully won't replace us.

It's all about not having all your eggs in one basket.  I love internet marketing, but it is only a part (albeit a large one) of my other marketing efforts.  There will always be clients wanting to do things the old-fashioned way.

I mix it up a little bit, I promote myself on the internet as well as offline, ads, post cards etc, Never know where your next deal will come from

Hi William:  I agree we need to be well rounded and not depend on the internet alone.  I like to have leads coming in from a variety of sources rather than just one venue.  I have wanted to do a brochure for a long time; your post reminded me of that.  Have you done one yet?

William -  Internet leads are the best, in my opinion. It is the personal touch which converts them. I do not see us going backwards, only forward. The cost of printing and mailing is prohibitive in large quantities. I can reach more people online for much less. In the last year, I have recieved no leads from postcards, but have closed several from my internet presence.

Internet in my eyes is really great for marketing and getting the leads. Of course, nothing will take the place of meeting face to face. I wouldn't have it any other way...and would not work strictly from the internet either. (shh...I know what you're getting at.)

Hi Marchel You are so right, it is in the balance. The Internet part seems to take care of itself because it is always on and constantly interacting with it. it is the face-time that is often overlooked, at least I do. Hopefully others aren't.

Most of the business that comes tome from the Internet are referrals. So far, as I can remember, i have not converted a lead to a closing. I get at least 50% of my listings form my farm areas that i mail to. I do just listed, Just sold ,Just About Anything,lol. But I haven't just walked around lately and said-" Hello", Nice to see you again. Don't forget to remember me to your friends when they are ready! They know who I am, I just need to see them once in a while and say Hi.

I couldn't agree more Michael-It is about relationships and what I was proscribing is that we should not just limit our marketing of ourselves to just the internet. it is however a great tool. I, for instance, have a legacy web site and I had it analysed recently and there are real problems with it. I couldn't figure out with all the content that I provide,why I was not getting the ranking or any leads from it in the last year or so. Even though I complained to the site owners, they never checked out what I told them. It seems there are broken links throuhg out, pages haven't been properly coded to be seen, authoring does not even take place on the back end, the code is all wrong from the page titles, etc. Thankfully I am also doing traditional methods of marketing and still getting referrals. my site needs fixed and now that I understand better that it iis not functioning correctly and why. It will get fixed. I used to average about 20 to 25 leads a week. But even still, none of them really turned in business, though there is still hope there. For agents that have good functionality of the site, it may be there bbestt answer. For me, I need both the site and my traditional ( old fashioned ) way of getting before the public.

Keep that thought!  LOL!  85% of my business still comes from the Internet.  Yes, even in this market, but the thing that no one in real estate talkes about, itis another full time job!  Is it worth it?  Yes!  There is a diference between owning a real estate website, and and an online real estate business.  I am into owning a profitable online real estate business.  Most persons in real estate own a website.
