When your property is offered for lease and managed by Sells and
Associates-Future Home Realty Property Management we offer:

Charges
- 1st month rent to find a tenant or a minimum of $1,000 whichever is greater.
- Full application process.
Tenants are screened with a credit, criminal and background check (Tenant Paid)
General
• Management fee - 10% of the rent per month or a minimum of $100 per month whichever is greater for the following management services:
1. Billing and collecting the monthly rent
2. Statement and record keeping
3. Security Deposits held in Florida Bank as per Florida Statues
4. Net rent sent to owner monthly via mail or bank deposit.
5. Scheduling repairs paid by tenant - client or both.
6. Collecting late rent -Late fees charged to tenant and retained
7. Collecting NSF/Account Closed checks (Return Check fees charged Tenant )
8. Issue keys and remotes to tenants
9. Retain copies of property entrance keys.
10. Checking in all tenants with a walk thru and noting any issues.
11. Checking out all tenants with a walk thru to make sure all keys and remotes are returned and note any issues that could be a claim against security deposit.
12. Handle getting any repairs under $100 with the tenant and sending an email to client.
13. Manage tenant relationship to insure higher overall tenant satisfaction and lower turn over.
- Repairs

• In case of extensive repairs that require us to visit the property, we charge the following:
1. $40 per trip charge up to a maximum of 10% of the current monthly rent or amount rent should be if vacant.
2. Pay minor repairs out of pocket with a maximum of any month of $500 and any calendar year of one months rent without prior agreement with client
3. Deduct any out of pocket directly from the monthly rent and net sent to client
4. Work with vendors to get the quality service at an affordable price for all clients
5. Work with vendors to clean up property after move out and ready for new tenant.
6. On Line Tenant Repair Form insures 24/7 notice for tenant convenience and quicker repair times
Evictions
• Although, extensive screening is done, sometimes this is an unavoidable happening.
When this is the case:
1. $40 per hour for all time required of us whether in the field or in court NO MAXIMUM
2. Serving the three day notice and taking the proof photos
3. Working with the attorney on the Eviction process
4. General Clean up after Eviction (See Repairs)
Home Owners Associations
• Handle Association Applications and Approvals
• Check on each alleged violations-photograph
• Notify Tenant of any violations and follow up on compliance
• Notify HOA receipt of violation letter and notice of compliance
