The changes in the world of real estate appraising today is amazing. I don't know if you've noticed but the AMC (appraisal management companies) along with FHA have no interest in just a residential appraiser any longer. it's either certified or nothing. What this means in my service areas of Mass and RI is 200 hours of classroom (not online classes actual classroom) and an associates degree or related classes. What is so bad about being just a licensed real estate appraiser these days. Can you imagine the cost just to become and appraiser and who will hire trainees if these companies won't allow them to appraise. It is truly amazing. To end on a positive note though, all these changes will make the appraiser a valuable  and rare commodity.

Lori - you bring up excellent points ... it's a double-edge sword isn't it?  No worse time or better time to raise the bar on appraisal standards.  So many changes taking place across the board ... I wonder what tomorrow will bring.

There is great concern in the appraisal industry that there are a lot of forces working against new people wanting to enter the field.  The rules have changed radically.
