Beautiful area and yes, marketing it as a possible corporate retreat would be advisable given the amount of land and the ability to possibly subdivide.  Good luck in selling it quickly!

This kind of a property is really a "one off"...buyers for same can take their time in turning up, in my secondary home/discretionary marketplace.   Purchases here are all "by choice", and the buyers are not "local".    Time is an element in all transactions, regardless of price or property type.   The sellers of this are hoping that their buyer will be like themselves...wanting to "preserve" this park-like land.
